Not sure what your asking but I'll take a shot. Sounds like you're losing work for not being able to provide additional services because you're not properly equipped. Answer: Go by a 13 HP 4 GPM pressure washer and capitalize on these opportunities.

There are far too many variables to answer your questions based on what you've provided, at least for your specific situation.  I can easily tell you what I do in those situations, but that may not be suitable for you.  Rather than go in to all of the possibilities in a thread, feel free to give me a ring and we'll talk through some of this.

I still check in! Lol. We have have been busy with snow removal this yr.

During the estimate or phone conversation with the Customer I have already determined if they would like these areas cleaned or not. If they do then it is part of the price already. If they do not, then the price reflects that, as well as the fact that the customer chooses not to have their driveway, wood deck etc, cleaned at this time. But on the proposal the pricing for cleaning these items is listed as an option if they change their mine. They are always priced at a price for us doing it since we are already there, and most decide to go ahead.

If it is a point of the customer trying to get you to do something for FREE, well that's a decision you have to make on your own. I rarely ever do anything for free or throw anything in just to get a job, unless it's something small, like a mail box or a few outdoor chairs, but those are extras we do anyway.

I never throw driveways in for free, around here they can sometimes take as long or longer than the house wash.
