We both know how 99% of those warranties are worded and what price structure they are based on. It takes a "certain" type of person to scam their customers this way, but the world is full of them and this is taught by some people who run other scams as well and some people think they are God. Some day the truth will prevail.
It puzzles me why some "suppositly" reputable companies want to follow this business plan when they should know somewhere down the road it is going to bloow up in their face and ruin their business. Why not just be honest?? Oh, I forgot who trained them. Sorry

Gary unlike you I want to keep my customers. Our 5yr warranty is structured to save our customers money within the 5 yr period if they need their roof cleaned again. I price my jobs so I won't get hurt and I will still make a profit just not what we are normally making. If they take advantage of our warranty then I am on top of their mind and I can maybe add on a house wash or concrete or something to make up the difference. I also fully explain our warranty and I have never had a complaint.

My old competitor, Mallard Systems, offered a 100% real (no games) 5 year warranty back when they came here to Tampa from Orlando Florida.
Of course, the roofs did get dirty again, in the warranty period, especially the tile roofs!
Some got dirty in under 18 months!
Mallard would send out a salesman, and try like hell to sell something else, because they were losing their asses on warranty claims.
Now, we are seeing 5 year "warranties" that work like this.
The customer pays 500.00 for a roof cleaning, that has a "regular price" of 1000.00
So, when the roofs get dirty again, the pro rated amount is off the 1000.00, not the 500.00 "discounted price" the customers actually paid

I trust Mike's judgement. He has good business plan in place and is more successful than many of us, which includes me for now. Presently our warranty is a 2-year unconditional. BTW...shouldn't this be on the premium side and not out in the open for the public to see. Sorry Mike.
Serving the Pocono and Lehigh Valley(Carbon, Lehigh, Northampton, Monroe, Pike and Wayne Counties), PA community as well as both Warren and Sussex Counties of New Jersey
There are a lot of DIFFERENT companies that do the 5 year warranty.. I personally do not do that, we live on the water where it gets humid and tons of trees.. I kid you not some roofs can regrow moss in 2 years here, and your not allowed to cut the trees in this certain area.. I tell the customers that a normal roof cleaning can last in the range of 5 years, but our warranty is for 1. Everyone has been ok with that in my neck of the woods
There's a guy in Virginia that is offering a 5 year guarantee, not a warranty. I foresee big trouble for him in a few years. He is charging a hefty premium though.
Was 3, went to 5 with 4/5 going prorated at 50/75, going back to 3 year next year, KISS plus nobody really questions it much. I hate discussing a pro-rated proposition.

Me 2! Where I come from (Detroit), doubletalk may get you in trouble. We offer a "No Matter What" guarantee, if the roof gets dirty again in the warranty period, we will clean it again, for free!
No Prorating, and certainly no "Acts Of God" escape clauses.
The old Mallard Systems Warranty had the "Acts Of God" escape clause in it.
And, I have seen several 5 year warraNTIES, that are basically carbon copies of the old Mallard Systems Warranty.
With the Acts Of God escape clause, I can say that the overall mean barometric pressure for the last summer in Tampa was extremely low, causing an increase in precipitation that caused accelerated algae growth.
Or, I can simply say "your neighbors driveway is black and filthy, and that stuff blew up on your roof (an act of God), so your warranty is null and void!
As far as roof cleanning warrantes , or guarantees , I dont give either one , I am 100% honest with my coustomers , and have allways been, and they feel it , I explane to them that mold and mildew blows in the wind, if there is alot of mold and mildew arround your house your roof might not last as long as one that has less mold and mildew arround them , like neigbhors roofs , that is why our system has a bioside that will protect your roof more than , the other guys that dont have a bioside in there mix , and I give them the price , and let them know I will be there for them if they need me , even if they go with someone else , I will be there when you are not happy and make you happy, I know my job is a little more , but what you get is well worth it , and some people have to get ripped off a couple of times before they come up to a quality contractor, I understand that and will be there when you are ready and walk away with several pieces of info in there hand, (the other guy gives them nothing) Thank you I get 95% of my bids and allways have Dabber established 1978
I just provide a 2 year warranty. Until there is a proven record of how long a roof stays clean I will stay at 2 years. Now offering a 5 year additional warranty to keep future business or repeat business is something to think about.
Hello Brinks roof cleanning , I am dabber which is my 35 year year old nickname , and my companys name is Do-WeDabber , I have found , in my 35 years its so much better to try to educate my coustomers , and to be 100% honest with them , and no at this stage of the game we give aprox75-100 bids on new work a year , not all roof cleanning , just got into low pressure cleanning 2 years ago, and added it to the jobs we do, it also helps to give good but reasonable prices , NOT CHEAP , I would rather do several jobs in a given area than only one or two , who tries to sell the highest prices , like some of my compition , I also have tons of people who work for nothing , that Im bidding against all the time , that is where your apperance , and 1 st impressions help tons , we come in a nice truck, in uniform , licenced and insured and show it ,(the cheap guys arent licenced for the most part ) and that is what we have been doing for 35 years , theres more not time to list everything good luck to you Thank You Dabber
