Cedar Shake Pricing

I have never done a cedar shake roof, and I haven't found much information on how to even go about pricing them.  What makes a cedar shake price different than an asphalt shingle?

Thanks,

Dan

Dan
The rinse time on them is ridiculous. They also get really slick when being cleaned.

Done properly, the labor is exceedingly more than an asphalt roof.  Not to mention two chemicals (and their costs) are involved, not to mention sealer/stain if your client wants that. The last cedar job we did the stain alone was close to $2K.

Climbing gear and corkers are strongly advised as it gets VERY slippery.

I won't talk about our pricing on here as Half Priced Harry will simply cut that in half and go to town with it.  If you'd like, call me and I'll tell you what works for us.  It's a LOT of work.

If this is for an actual job, put a picture up and you'll get advice as to whether or not it's a good "1st. timer job". They get covered with moss and lichen,..they get loose, the edges get covered in moss and mold and is a pain because the three edges on each shingle needs attention. They a more like deck cleaning than roof cleaning. Turn out really nice when done though.

It was more of just wondering. If I ever got called out for an estimate and I showed up and the roof was cedar shake I don't want to shit my pants. I'd rather be able to give a firm price, and have an idea of how much work is involved.

Thanks for all the help, Ted I may give you a call.

It's very labor intensive & you need a lift. The calculations have to be precise as the soduim percarbonate, oxalic/citric acid & possibly stain/seal are expensive ... I did one cedae shake roof that was about 6,000 square feet and it was a $1000 learning lesson

I'd say your average cedar shake roof cleaning (assumining it's done correctly) should cost $5,000 - $7,500 ... It's a nice niche to get into and if you have enough in your area I'd suggest going for it. Next April I'll be doing one, if you'd like to tag along you're more than welcome. I'm hpoing to get 5-10 of em next season.

My typical roof may cost $500-$700. Its amazing that a shake roof cost 10x that price. Mike I may just tag along to see how it goes.

Why do you need a lift?

you need a lift cause they're way too slippery to walk and it's not a soft wash, you need a pressure washer

The cedar shake roofs are not like soft washing roofs. When you go to price your first one, you will think you are charging to much, and then when you are on your third day on the job, you will wonder why you priced it so cheap. And, make sure the roof has something to tie you fall protection to. If you get on the roof, and you will need to to clean it properly, because it is like walking on ice. You will fall, but having the fall restraint will keep you from hitting the ground. I have done a few, and fallen on everyone of them. but thanks to my fall gear, all I do is hit my bottom side on the roof, and go no further.

Hence climbing gear and corkers = no falling

i priced a few out in the range everyone is speaking on here this year.. and i can tell you that i lost everyone of them.. a few of the customers i spoke with stated they were getting prices more then half of what i was quoting.. not sure if they were BS'ing me because i never went back to see if they had the workd done... but my guess is there are guys out there willing to do this work for super low ball prices...

i go with this idea... A cedar roof takes TONS OF TIME to do it right.... so price it so i make sure you are covered for that.. and if i dont get it.. its not worth the hassle... kinda like how we price decks lol. I hate doing them so i price high.. if i get it, great, we can take our time and do a great job.. if the customer says no.. thats fine too because i hate doing them in the first place lol.

Thanks, I thought you had to soft-wash the roof, I didn't know it had to be pressure washed.
