I think you can see that there are a few different answers to your question. The one that makse sense for you should be Can I make money on the job and make the customer happy. Always try to upsell, but it's better to capture a customer.
One side note is that I actually offer a Curb Appeal Package to Realtors and people trying to sell their homes privately. I wash the Front roof, front of the house, Drive and walkways. I give a card and flier to the agent or homewoner and tell him to give it to the people that buy the home. I always make money and have had many of the people that bought the home call me back to do the rest.
I leave a flier and some business cards with the realtor. They give it to the buyers. I follow up with a letter after the house sells. The realtors are pretty good about it. Some have even called me to clean the rest of it before the people move in. So far It's worked out well. I even do them for rental propertys.
Al, with that package, do you offer to do the rest of the house and roof for free? If not, how do they know how to contact you to do the rest of the roof, house and back patio's? Sounds like a winner for sure but just wondering how you score the new homeowners business?
I'm thinking of approaching the real estate agent with a commisions deal...
they sell the Home Owner on having the service done to sell the house faster at a higher price, win win for both realitor and H.O. and the agent gets maybe 10%? On a $700-$1200 job they get $70-$120 in their pocket and its an incentive to be a salesperson for your business strictly commision based. You just add that small cost to price. On a $700k-$1.2mil house FOR SALE should be an easy sell.
It's a different market now than before. About half of the houses I do with this package are repo's and the realtor usually pays. I give the realtor that I do 90% of my business with 30 days to pay. I haven't had a problem with any of the realtors telling the customers to call me on the ones that aren't repos.
PS. I just looked at 6 repo trailers that they have on Friday.

I don't know if that would be legal for the realitor to do. I don't think they are allowed to recommend any one company for repairs. I would step lightly when appraoching them on that Maverick, you don't want to make them nervous.
Any Realtor worth their salt shouldn't want or take a kick-back, plus in most states its illegal for them to do so without full disclosure to the homeowner. On a 700K sale, the listing agent should be pulling a commission of around 9,000-15,000 after broker split, hopefully they won't be swayed by the promise of a few hundred dollars.
Most good agents will however heartily recommend your services to the home-owner if they think it will give the listing a competitive advantage in the market.

even so, the incentive to sell a house faster if the roof is clean and doesn't need to be "replaced" is worth while. I'm currently working on a house powerwashing, painting and having cedar boards replaced, new drywells, oversized gutters, interior painting etc etc to go on the market well over $50k to sell the house. if a realitor suggets "hey if your roof looks like new as well, then you can get top dollar for this proporty" I think the H.O. will go for it. As it is, the G.C. gets 10% to have others do the repair work, why would an agent be any different?

they usually are important if someone has multiple layers of roofing extending further out where as the rainwater overshoots the smaller ones or heavy rains that water overflows and floods near the foundation causing leaks into basements

Pest control model of treating the whole house and not just visible problem areas is a good comparison . LOL , I'm beginning to see some of my customers on yearly or twice yearly maintenance contracts with their pest control provider.
