Just a rookie question. In my area I see a ton of roofs that have bad staining on the north facing sides (much like we see on siding). My question is do I clean the whole roof? I normally do the whole house when I soft wash so I figured on doing the same on roofs but just wanted to see if I was off base.

Opinions are really pretty varied on this one. I have and will continue to do partial cleanings in certain, special cases. What usually happens is that the gm that you could'nt see growing yet continues to grow and shows up on other areas of the roof within a year or two. And since I have a set minimum price for cleanings, it ends up costing them far more money in the long run to do it his way. I tell them we can chase this stuff all over the roof for several years, or we can just do it the best possible way (1 Time) and be done with it. Plus, they get an outstanding warranty with the proper cleaning.
A lot of our time goes into set up, break down, site prep and vegetation maintenance. To do hlf of the roof, we charge 75% of what it would cost to do the entire roof. After explaining that even though it is not as blatent, there is still algae on other portions of the shingles and to date, not many people opt for half a cleaning..

When spores land on a roof, they don't steer the boat to shady or North sides. They land everywhere. Like any other pest control job the best way to insure the roof staying clean for an extended period of time is treat the whole thing. I give the homeowner these facts and let them decide. Coupled with the fact that its not half price for a half roof, they usually go for a full. Unless their selling is when the cheapest fix makes sense.

We apply a solid heavy coat on the areas with visible growth then a light mist the rest of the house to ensure all growth is dead and the roof has an even color. "Famous last words" I just have one little area that needs cleaned, then you get called back because you missed a spot? We usually explain to the customer that it is necessary for us to spray the whole roof to offer a warranty for our cleaning.

Sure Charlie! Preferred Soft Washing of Greenville, SC gives all of our customers a written, 5 year warranty with a complete roof cleaning. This outstanding warranty is also transferable to the new owners if the home is being sold! It's a great selling point for a complete cleaning in those situations. We always let the customer decide.
I originally started cleaning both sides. Then I started to lose jobs because the HO only wanted one side.
Here is the breakdown.
Ranch home - both sides need to be cleaned, for some reason on the lower pitch roofs and maybe because they aren't above the tree line, every ranch has it on both sides.
Homes facing due north only need to be done on 1 side in my opinion.
East and West roofs, this is a grey area. I would recommend both sides.
Dan your on the money with the ranches,for some reason it is always the whole roof. I don't mind doing the whole roof if they want it I charge half of what I did the front for or a lil more if rear roof is bigger. So if I do the front for 400 the entire roof is 600.
all about the upsell ... i always give a price, then a slightly higher price for preventative maintenance ... just like mcdonalds & super size ... you would never get 32 ounces of soda for lunch, but for an extra 12 ounces for 35 cents, who wouldn't do it??? same philosophy
Do you just wash half your azz in the shower or your whole azz? This dosent make sense right? I had a guy call me and asked me to come out and give him an estimate on just the front of his siding to be washed. I said i dont do one side house washes. He said whats the matter dont you want to make money? i said yes i do want to make money and if i come do your one side i will loose 250 dollars. He said How. I said becuase it will cost me 100 to leave my driveway and a whole house wash is 350. Then i asked him do you go to work to loose money, no, then why should I. I then said i bet the whole house is dirty with black algea and it wouldnt make sense for me or you for me to come out and give you a half azzed job. Needless to say he was a cheap azz and still only wanted one side done for 50.00. I told him to go to craigslist and find some crackhead that needs drug money and hire him.
Mike I hear you and I understand. But I will wash the front roof of a cape only for 380-400 if they want the whole thing done fine. But it's still a little tight out there so they are doing really what needs to be done. I have guys around me doing the front roof only of a cape for 250-275....I wont leave the driveway for that...but thats just me.
I only offer the partial siding cleaning, if we are doing the entire roof. If I am coming out to the job, its the whole thing.
Mike when your dog chits on your carpet do you clean and clorox that one spot or the whole thing? If I can sell both sides, then I will sell both sides. If not I have no problem doing 70% of the total for half.
Depends on the situation. If the customer is selling their house then I won't even try to convert them on cleaning the whole roof. I'll still give them a price both ways. Hell, if a customer wants to pay for me to clean 1 side of their house, why should I care? If they're paying for it, we're there.
I don't agree with cleaning just one side, but if the customer is willing to pay my minimum charge. I'll clean whatever they want. As long as they are aware that, for best longevity and guarrantee they need to clean the whole roof. Once they are informed of the benefits of a whole roof cleaning I let them decide. Most go with the full roof once they are properly educated. Then there are some that just want what's visible cleaned.
I have seperate pricing for partials and full cleanings.
Dan I dont have dogs but if i did and it shit on rugs i would shit on him. Also its just not the same thats an isolated incident. The algea on the roof is not isolated.
