We have marketed to condo's and HOA associations with very little results, we do market with an educational slant, I'm dumbfounded when I see nice well kept landscaping and and expensive condo's with stains. I know that in my market that there is been so little roof cleaning in multi-family properties that the management companies won't even recognize roof cleaning as a option. We offer free cleaning, partial cleaning or free demo's. We can't give a free one away.
Same property managers never clean their gutters out either, but wonder why they have to reconcile because of a total lack of preventive maintenance.
Let's spend 2k on a spring landscape clean up, but let's not spend 700 on making our roof look almost new. We will wear them done someday.
Gotta Love HOA's. They make up for at least 55-60% of all our roof cleaning and pressure washing jobs. Last year alone we cleaned aprox 70 tile roofs in just one association that got letters. We've done a few in the same HOA this year as well. We actually did one last week. They need to send out a few more letters. I saw a good amount of roofs that still need to be cleaned in there.
WE are meeting on Tuesday with a HOA who wants to use our company to clean all the roofs in that subdivision. We came highly reccommended to them he said.
Mike, I cannot agree with you more. We have sent letters out all over the ChicagoLand area to condo managements companies and cannot even get one phone call. You would think that someone would be a little bit curious about what this is all about
Jim and Mike, Homeowners Associations and Property Management companies are all different. It is really not ethical for a HOA to send out roof cleaning letters, and then suggest one company only.
I've sent letters to hundreds of associations in my area and got very little response. I'm sending them to the board members and I am only on round 2 or 3 but I expected a better response. One of the few that did get back to me for house washing keeps snowballing by word of mouth. Roof cleaning has not generated any buzz. Any tips? Are you mailing each individual address or just the board members?
Chris, I just would like to see more of them just get behind the problem, without a specific company recommendation.
We have 1 that did with a discount offer, 4 calls out of 150, 2 quotes to HO's, booked one today.
The multi-family, commercial does not exist to any measurable existence in our in-mature market.
Multi-family and commercial owners don't value the service, they wait for the to shingles fall apart and look to like crap as long as the rent checks come in, then they replace them. Condo owner association's puzzle me. It is less 2% of our business, which means none.
We can't give away free demo's.
