Do you believe in "Territories?"

As I was reading through a few boards, I came across a thread where a person was upset that another contractor was doing work in "his area" or "his territory" and I was wondering, do you guys actually have territories or stay out of certain areas because another contractors works there?

Myself, I do not limit where I work, I may not advertise in places that would take me forever to get to, but if someone from Virgina or Pennsylvania calls me and wants their roof cleaned and my schedule is light, you can bet your butt that I'm going to go clean it and not even think twice about it. If I'm busy locally, I'd gladly refer them to someone from here, though.

It seems a bit ridiculous to get upset that someone is working in areas that you work. Just because I'm located in MD and do a lot of work in Severna Park doesn't mean that I'm going to go crazy if someone from PA and VA cleans over here.

What's your take on this?

As long as they are true competition doing quality work, I have no problem with it.

What can you do? Last year there were 2-3 roof cleaners here. This year at least 13.

with all this free information out there its just gonna keep getting worse and worse each year. I have a guy that is 40 minutes south east of me and he is going 40 minutes past me and charging unbelievably low rates( roof top MD). I just dont get it. This is a seasonal business and you really need to make as much as you can when you can. If the competition would all charge around the same rates we would all be busy and we would all be getting a pretty penny for all of our hard work. Think Car Dealerships(new Cars) everyone is with in the same price range the consumer just has to choose you they like and trust better.

I'm with ya, Mike! When I do work in areas further away, I charge more and if they accept, I will travel to do the work without question. I'd be frustrated if I got beat out by someone who beat my price by a huge amount not because they got the job and I didn't, but because they are doing more harm than good and cheapening our work.

I personally would like to keep things close to my location, it is not worth it to travel to far, I think concentrating on your area domination is what makes sense to me. Whether I am in Fl or Mi. I am good within 15 miles of my starting point. I have the Uglys up here in Mi. and I would not travel in their local, I'd rather pass it on, will they do the same, no and you know I am fine with that, I understood that from them and respect it. In Florida calls going into Tampa would go to Chris unless it was a big project and may negotiate with Chris to co-op the job if it needed that kind of attention. But Chris will come to my area and again I respect that. Does this mean I am rolling over, I don't think so, I just don't feel the need to micro manage what I can't control anyway and offer the best I can to a future customer. I guess I focus on my business and not someone else.

(I don't think I am capable of just one or two lines in a response...jeesh :)

I think it is ridiculous for someone to have a hissy fit just because someone did a job in their area. We aren't a franchise! If Art came up here from Wilmington and did a job, I wouldn't care or give it another thought. I think it is a weak minded insecure individual that would let it bother them.

If the price is right I would travel, but not off the Island. I just lost a job yesterday to someone who bid more then one hundred less then me, it was a small ranch. For that price they can have it!

What David says is true.  I was contacted to do a job in Clinton, NC which is a little more than an hour from where I reside, but it's not super far from his residence either.  When I posted pics he didn't say anything negative.

However, I try to look to the future, so today I went north to the VA/NC border and south to the NC/SC border and then west to the city limits of Benson, NC.  You guessed it, I peed on every single borderline to mark my territory.  Then I bought some more ammo to defend my borders.  (I already had plenty, but as a man your options are limited when it comes to shopping so I went for it!)

Seriously though, we should decide AS A GROUP, perhaps on a particular Talkshoe how to handle this.  It's only going to become more congested, so let's all adopt a policy TOGETHER.

Pertinent Quotes:"I am a uniter, not a divider."  "Can't we all just get along?"

A whore isn't such a bad thing as long as you are charging accordingly! Low balling, then go stand on the corner. There is plenty of work on the corner and who knows what you'll get.

I have never liked the idea/thought of "territories". Do I want more people in an area that is economy focused? Not really but everyone has to eat. On a daily basis I see no less than 10 roofs that need cleaning. I can't do ten in one day.

Today I'm traveling 1 1/4 hrs. away way to Mineral, VA. I wonder who's territory that belongs to? Oh, I'm charging premium price.

Hoover makes a good point!

In a  perfect world that might work Art. Not everyone out there doing roofs, siding, decks, etc. are here at RCIA. Locally I have two companies and a few who "do it" on the side so if I make a deal/pact with everyone here then what happens with the other local guys I'm competing with?
Maybe an easy way to be fair/honest and to even price it right is to send a PM, email or even make a phone call when it might be getting close to stepping on someone's toes.
I don't think that will happen to you Mike since you have mentioned the problem of the low baller going so far.
I did remodeling for 34 years. There are no lines/limits. I've bid against as many as 7 (once only). Painters, electricians, plumbers, HVAC... they all make it, cross lines and some even get along.
As one of our astute members here says: At the end of the day, it's only business.

Territory???? Yeah....maybe if someone PAYS me to stay out of an area we can talk, otherwise it's fair game. Last time I checked, we are all independent business people. Just like I can not prevent new companies from opening, they can not prevent me from working where and when I wish.

Practically speaking, it is not practical for me to travel for residential jobs...however it would be very likely to see me or my crew travel for a commercial job and stay out of town for three to four days during it's completion. Typically, I will send out a referral for a smaller residential job that would be impractical for me to travel to.

It's a very good topic and post, Phil.

I do not see it necessary to have firm boundaries among members.  In this sense, I liken our profession to that of realtors:  There are many homes to sell;  go sell them.  Likewise, there are many roofs on those homes; go clean them.

HOWEVER, I believe that among guild members who live in an area where there are relatively few members in a given area, courtesy and Golden Rule can be observed.

Case in point:  I have many areas I can cultivate.  I shouldn't find it necessary to put my yard sign on a property several houses up from another RCIA member's home, or at a home near the entrance to his small subdivision.  Some might even do a job like that pro-bono -- as a lead-in for other business in that community.  However, I strongly disagree with it.

To me it doesn't matter if another non-RCIA cleaner goes in and does that several doors up from that members home, but I believe we can afford each other better courtesy if the area isn't densely saturated with guild-member cleaners.  If it is, common sense prevails.

In situations like this, I apply the "How would most people feel?" rule.

If that guild member's DIRECT neighbor calls me, and I feel compelled to take the job, I still believe I can afford the courtesy of asking the guild member first.  Then, if it is agreed, have the courtesy not to place a yard sign.  Otherwise, I believe it is this type of activity that can lead to signs disappearing, covert SH dumps we've read about here, etc.  A less attracive side to "competition."

A mindset more of "alliance" and "partnership" and less "competitor" gets it done for both sides, IMHO.

Problems can arise from strictly enforced territories:  If a customer is referred, due to your hard work for a relative of theirs, should you not be able to provide them with the same level of service their relative trusts?

In my opinion, you should be perfectly able to do that, but apply the Golden Rule to the situation, as mentioned above.

Good stuff, guys. I was just seeing if my thoughts were the majority or if most thought "Hey, that's so and so's territory, I better stay out of there." Common sense should be used if you are right in someones backyard, but ya gotta do what ya gotta do either way.

For me, I rarely travel outside of Maryland, only a few times per month to do pressure washing for a company that I do regular cleaning for, but other than that, I really don't have the desire to drive 1.5 hours or more unless it's a decent sized project.

That you asked the question speaks to your integrity, Phil.

I'm glad you brought it up.

Is ECS still cleaning roofs, or is it end of season?

Just cleaned one on Sunday, but I think we are done roofs for the season. Still doing gutters, windows and house washes, though. How about you, Mr. Al?

I did one yesterday - it was a little windy, but temps were good.  I met with them last month and knew the gutters were full.  They called over the weekend, so I wanted to get that for them before winter.  It was a big job that took the afternoon, but the owners were two of the nicest people you could meet, so it was worth it.

I had already winterized the pump and lines because of the freezing nights, but no biggie to pump it out and get back into action.

Bob discussed RV-line solution for lines.  WM has it for $3.97.  Good stuff.

I have an easy one this afternoon.  I'm waiting for a call; then I'll head over there.  It's supposed to turn cold again starting with the rain later today, so it won't be long before I hang it up.

I winterized everything this afternoon. 10 minutes after I got back in the house a customer calls for a power wash.
