I'll have to do a Google Earth pic tomorrow...can't do it from my IPad lying in bed.

We are also going to approach the assisted care facility next door which has a roof that is even bigger and is totally covered in moss and GM. We were there so we measured it out. Thinking I may do a small test section for each so they can see the difference.

I'm a little confused, is this a tile roof and are they just looking to get the roof done or the entire exterior?

If it is tile, I'm useless as I have no experience with it. If not give me a call this weekend and I'd be more than happy to help out.

Yep, fly over with one of those planes they use for putting out fires and dump it. All done in 5 seconds.

I would look at this not by Sq ft but by gallons, Walk around the building and figure what each section (gallons ) would take to get clean, then charge around 10.00 per gallon, I very rarely use sq ft, unless its very far away then I figure it thaqt way.. but most of all price it to get it ....

If you can hit the assesors/tax dept they may have all the exact measurements and you can do a take- off the actual sq. footage with the pitch, unless you already know this.

Measure as if you were to replace the roof, then I would break that down into sections for pricing and chems, then factor in the volume pricing and if you have to schedule this for spring then wait, don't rush it, that is how mistakes happen and you loose money, this could be a big push for you in this business.

Add in all your extras then add 10-15% for unexpected costs.

Your supplier can drop your chem shipments on the job site, which needs to negotiated that price as well due to the bulk purchase.

Sounds like a great project, and that is what it is, a project not a one day roof wash, take your time and Best of luck!!!

Yeah...that is the question. On a tile roof with that many square feet how MUCH material to calculate? I know we end up going thru a fair amount of material due to moss on a lot of our jobs (it soaks it up). 45-50 gal of material for a single story 1500 sq ft ranch isn't unusual. Given that, I'd calculate roughly 1350 gal of mix using a bit lower number of gal per square ft (not much moss plus more efficiency with the air pump)...putting the job at $13500 plus lift costs. What I don't know is how much material tile roofs take since they are fairly rare here. Also what ratio SH mix do you guys use on your tile jobs? SH delivery is no problem...our chem supplier delivers no charge and their SH is fresh and hot. Assuming a 30% mix, that puts material cost around $1350, a lift around $1500 a week plus labor...tons of margin there to play with. Let me know of those calcs look right or way the heck off. Quote will be for the roof only...trying to specialize in one thing only. The last time it was done, apparently it didn't last long and cost a whole lot of $$ so I want to pitch us as the specialists then schedule follow up mqintainence with them.

You'll need more than 30% to clean tile...figure about 40%

Also remember commercial typically bids out less than residential on a per hour basis. You'll be at that job solid for a week, no travel time/ lost time between jobs. Be hard to get the typical hourly fee for a bulk job like that.
