I have looked at several roofs 10-20 years old and by looking at them think their is no way I can do anything with them but where do you draw the line? aren't most roofs suppose to last 25-30 years
When I see a roof that obviously needs replacement I let the home owner know. I have not seen a ten year old roof yet that needs to be replaced soley because of Gloeocapsa Magma, I wouldn't be suprised if others have. You have to give the best advice/suggestions you can and let the homeowner decide what is best. By the way it's nice to see you became a premium member, good luck.
I'm looking at a 19 year old roof now that has alot of moss at the edge of the shingles and its starting to lift them, I'm worried about if I clean the roof and remove the moss and lichen I'm exposing the roof to leaking or is that not the case?
I told a guy his roof really should be replaced. He said he wasnt really ready for that kind of purchase and wanted to try and clean it. Had alot of gm and lichens. So I did it. I warned him it may look worse once the lichen comes off in a few weeks. I treated it and he wasnt happy with the results despite all the warnings. He paid half and promised the other half. Well the roof looked worse. He claims I should of emphasized more that he needs a new roof. Like its my job to beat him on the head that he needs a new roof. Lesson learned.

I figure, I am a roof cleaning expert, not a roofer. So, I would only suggest they call a roofer, if I can not clean it. If it's so shot a cleaning won't make the customer happy, I tell them it's beyond cleaning and needs to be replaced. Only ran into that a few times through the years though?
Roofs made to last 25-30 years, won't last 20, if they have been kept clean every 4 years or so bu pressure washing them. Nor, if they have let the algae eat away at it for 18 years or so!

A month ago I gave an estimate on a home that had a front lawn living on the North side. The south side was shot all the shingles destroyed and falling off. On the estimate I gave the price to clean the North side and suggested they get a new roof instead because of the South side and the definate loss and damage that would be on the North side after cleaning. They called last week, it was the insurance after them and they could just afford the cleaning, so I did do that home. Again they made the decission after getting all the facts.
Here in Texas a mid weight shingle roof (formerly 30 year) will last on the average of 20 years. My formula is to take the warranty (30) divide it by 2 (15) and and 5 years to that (20). I've seen 10 -12 year old roofs that have failed, so it's not etched in stone.

Ed, I hate to be the one to break it you, but Yankees can be a bit difficult to deal with at times lol.
This is an important question and some good feedback, I don't mean to hijack the thread but two related issues are getting a contract to protect yourself if the roof is in that bad of shape, and getting a partnership with a roofer so he refers cleaning jobs to you and you refer re-roofing jobs to him.
When i run in to that situation i tell them its to far gone. And this time of year i give them a price and replace it.... but won't do it in the summer time too hot.

I either turn it into a roof replacement for me to do or if its a roof I really don't want to replace I refer it to a bigger roofing outfit. I always get 5% of the sell of the roof when I do that, in return I get a lot of cleaning and smaller roofing jobs from this company, so no matter if I clean it, replace it or pass it on I get paid.
