Need help with larger project pricing

I'm starting to get alot of calls on larger sized roofs lately here in Eastern, Pa. An example of what I'm getting is shown below (lawyers office). 10,000 sqft of roof surface at a 10/12 pitch. Gutter edge is one story in the front and two story in the back. I have two identical buildings side by side. I'm paying 2.33 a gallon for SH in my area and my normal residential prices range from .25sqft to .35sqft on average (alot of factors in those price ranges, plus I very seldom get a roof thats under a 9/12) Anyway, what are some of you guys pricing buildings like this at? And what type of markdown are you offering for multiple jobs like this?

 

The second picture is one I just recently completed, and now the association is trying to beat me up on price for the rest of the 26 buildings after they realized how quick the process was. I went in at $1500/building to get my foot in the door. Again approximately 10,000 sqft. They didn't want to sign a contract on the rest of the buildings until they saw how this one came out. They are pleased with the results, and originally were fine with the price until they saw how long it took. Now they are trying to wheel and deal. I'm just curious to see what other companies are charging for large jobs like this.

Should've dragged out the first test job, add extra "protection" watering etc to take as much time as poss. Then when it comes to the rest of the houses you can just blow thru on production time. If I get a similar situation thats gonna be my strategy, They're gonna cut you down anyway but if think it takes you 1/2-3/4 of a day to do one unit when you can do it in under 2hrs they won't cut you down as much

Your not selling hours your selling a clean roof.As them if it took you twice as long as normal would they pay you double??
Funny how some customers will try to back peddle on a price.Even though they got the exact results that they wanted for the price they agreed to.

 True Aaron, but thats fine if that was the only unit you do but after they wiegh the price they paid to the time it took they may price shop with a lowballer who figures they'll make a moderate profit by doing the work for much less and making up for it in volume for the rest of the subdivision.

If they ok you to do the entire subdivision at the price your asking and you have it contracted in writing, you speed up production and they cannot bitch about the price vs production time later.  Don't let them get the better end of the deal.  Your in business to maximize profits, not just get by.  But good point either way.

Man that is tough. They are trying to take advantage of you. It is a huge benefit to THEM that we work fast. Less time we are parking on their streets and dragging hose on their property and using their water to rinse etc etc. Tell them you invested a ton of time and money getting the training and equipment to the job well and to do it fast.

A quick update on this since the thread was revived.

The manager of the complex decided they only want the side that is showing growth cleaned on the remaining buildings. I gave them a new price to do one side on a per unit price basis (instead of per building, some buildings have more units than others).Turns out they will be spending more money on most of the buildings because of the number of units, and they will be getting only one side done with no warranty given. Not sure exactly what the thought proccess was and I don't care to ask now, but I making more money on most of the buildings and doing less work. You can't beat that!

I think it all comes down to what you want to make per day
and how much work you can turn per day. The more work you can turn quickly the lower your price can go.

Ive missed on large jobs by focusing too much on the square footage instead of just looking at how long it would take us to get it done.
