Last weekend I made a portfolio with pictures of recent roof cleaning, surface cleaning and house washes. I included the testimonials and names of the clients. I did 5 quotes yesterday and one today...sold all 6. Two of them, I had handed out flyers to a few weeks back and saw them outside, stopped explained about the flyer and showed them the portfolio. Sold both of them on the spot. Two more were referrals, saw the portfolio, sealed the deal. Other two were results of flyers passed out on Monday.
Pictures are a great tool, a lot of us use the iPad and give it to the customer to look at while we walk around the home. Mike, if your closing ratio is 100% it's time to raise your prices.

the ipad is great cause you can update the before & afters in your presentation. it's great when your clients see that you did their neighbor's homes a few days ago.
I just put my pics together in a picture binder yesterday.
While I was at it I printed extra copies and a thank you card with b4 and after pics on it. Went to the customers house and gave them the thank you and extra copies.
Wanted them to always have a reminder of what their roofs used to look like and be able to show friends and family what they had done to their house.

It is a great idea. So far this year, I have taken before and after pics and written a thank you letter and send them through the mail. I ask all of them, if they are happy with the results to post something on my facebook page, merchantcircle or send me a hand written testimonial. So far so good.
I have one of those aswell, I need to get one with tho logo on it. I just hand it to them while walking around the estimate. Good selling tool to have.

Haven't had a chance to use the picture album yet. But, while explaining the cleaning process and what the results will be I will ask them if they would like to see some of my recent work.
I think you can talk all day to a customer about how clean their roof will be but, until you show them proof they will be skeptical. At least in my neck of the woods that is.

I'm glad you said it first.When I first read 100% bells & whistles were goin off.
For some of you guys you might think that means you are doing great,but in all honesty you're BS'in yourself. Ask anyone who has been in sales awhile,if you are hittin 60% that's fantastic. Honestly I average 40%.
You are right that is a great tool to use when selling your product.I have a painting company in Myrtle Beach I have two binders one for exterior jobs one for interior jobs (before and after pictures)with the contact info... we are just getting started with roof cleaning an also pessure washing business so I will have three binders LOL.Can't wait.
Should I charge $.30-$.35 a square foot. I already feel guilty sometimes.....did a 2400 sq ft ranch in under 75 min for $600. Where I come from that is pretty good monies! I am open for suggestions on what I should do to get closer to 60% closing ratio. Non-pressure roof cleaning is a new concept for Central Illinois. So far, I am not aware of any other competition in my area.
Usually when I walk to the door, I just start talking to them about anything and everything and hand them my binder and say these are some of the roofs I have done. Talked to one HO and he wanted a demo. I met him at his house, handed him the binder, he looked at the first pic and shut it. I didnt know what to think. He said that he had bought some stuff off the internet and tried it last year. He was very particular and wanted his roof to look the same all around. I thought we had gained good rapport, he asked what it would cost. Told me he it was 4000 sq ft. I simply told him I charge $.25 a sq ft so it would be $1000. He stuck his hand out and said let me know when you are coming. This was on Tuesday, I have yet to clean it, but two other people have called and said he had told them about me. I have to pinch myself at night. Life is good. I read a quote the other day that read "In five years the only thing that will matter are the books you have read and people you have met." True dat
the market will determine a fair price, time shouldn't be a factor ... if a doctor is performing an operation that takes him only 30 minutes and he charges $30K, you think he feels guilty? 60% is the magic number as far as the closing rate goes, if you can get 25-35% per sq ft and you're at 60% you're gonna have a great summer ... keep up the good work
If you have no competition and it's the "new" hot thing to do then you will have a much higher closing %. Keep doing what you are doing. Aaron and I live in areas where we have 50 fly by nighters all around us and have drove the price into the ground. Keep up the good work!
