I haven't done any houses yet, but am working on a forumla to help estimate the cost for customers. In my area 700 I believe is way to high. That looks like a big garage and a steep roof, but I think 475 is where I would aim. Up north we do have steep roofs, and most are 2 stories, but that's the market.
My question is, do you wash the other side? Bc more then likely it looks brand new
Dan. Your in PA so i think you are crazy if you think you wouldn't be able to get 575-650 for that roof. If i were you i might rethink getting into this if your only going to be between 300-475 per job. Its going to take a lot of business to even make a 40,000 check for yourself after all said and done with the cost of doing business.
In Florida, Orlando especially if you told a customer 700 for that roof they would do 2 things, either say the other guy said he would do it for 200 -or- say the other guy would do it for 300 and then I reply good luck with that guy. I would charge around 500 for that roof here because it would only cost me 45 in chem and 3 hours x 12.00 = 36.00 for my helper comes to 81.00 in over head and a little in gas. Add it to a 4 job route and I make around 1000 to 1700 gross in a day. Orlando is poisoned with ElCheapo guys doing work for nothing and disappearing never to be seen again or these firefighters around here doing work super cheap for extra cash on their 4 days off a week. If I was a firefighter I would still charge high to make more cash for less work.

I would charge $700 for the thing, but in my area, nobody want's to pay for the whole roof to be cleaned, if just the front is dirty. SO, I would charge $475 for the front.
Dan you're selling yourself WAY short on that. If it was a call from the internet you can get $600+ and if you got them from canvassing you could probably charge $750. Even though you might not have a lot of overhead at the moment you'll be surprised how much money you're gonna be putting back into your business. $475 for that roof and before you know it you're getting referrals and doing neighbors homes for $400. $475 is what you should be getting for a softwash & exterior gutters. If you did the whole thing that house is $1000 easily.

@ Diamond maybe your right, 700 doesn't seem to bad when u add a 2 year guarantee. The other thing is, I'm just starting my business. I think I need to work up to 700, I don't have that rapport built up with customers. Starting off with 475 isn't bad when I'm trying to build my name.

@ everyone do all of you offer a 1 side clean or do you only offer both sides? Have some of you turned down jobs where customers only want one side? I'm not sure how busy you guys are. Do you have a filled schedule everyday of the week? Has anyone done any research to find the highest price customers will pay without losing customers? Or do you guys not care if u lose a customer bc there is plenty of work.

typically the only time i do one side of the house when it's a referral from a realtor and they're just looking for curb appeal ... i try and close 60% of my estimates, adjust your prices accordingly ... feel free to give a call if you need any help, and consider becoming a premium member (info is easier to come by and other members are more willing to help out).
When I started out in this biz I washed houses for $99. It didn't get me rich but it afforded me Rolling Rock instead of Old Milwaukee. I did good work and it brought more business. Not trying to encourage a lowballer. I was more excited just to get the phone ringing. I worked day and night for average pay. When I look back I now realize I didn't need to be so cheap. I sold myself short. Surprised I survived my own low prices.
$350 here. I still probably wouldn't get it. There is a low baller here that is doing them for $200
I've all but given up on the Raleigh area. Can't compete with Mr. I'll clean any size roof for $200. Although I do have one to do tomorrow in Raleigh. Can't believe it.

Learn to sell features and benefits. Take the extra time to do personal estimates. You will make a lot more money for a little extra time.
I would charge about 1000 to 1500. I have been doing a lot of business this summer, I also added roofing to my business, so its been a hectic summer. ON the roofs I usually do there is a lot off moss on them so I spend a bit more time on them. I have landed some nice jobs this month, 2700, 1600, 2150, all comp with moss and algae stains, No one else is cleaning roofs with a soft wash in this area as of yet but I have been called by some guys in neighboring areas asking about the process.

Educate, educate, educate!!! Then you will up your sales profits. Those guys who go in and spit out a price and invoice and no added info will lose brownie points and you will gain them by walking and explaining what you will do and how long it will last and explain the benefits.

When a customer does not have enough information, they buy on price alone. It is up to YOU to provide them with information so they will choose you.
Amazingly enough...I did the job last summer for $495.00. The owner said I was the "higher" bid but he liked our work. I would love to be able to get $700.00 for that!
As you know, these are just guesses from everyone since we dont know the square footage or if there were multiple bids. Good thing is we could do it for $495 and still profit.
