Quick question...I was asked this today and had no clue what the answer is. I sent an e-mail to a few realtors and one responded with "approximate amount for a 42 square, 5/12 pitch roof only?"
I am not sure how to answer this, any help is appreciated.

They were wanting to know what you'd charge for 42SQ (4200 square feet) for a 5/12 pitch roof which is 5 inches of elevation per 12 inches of run. Or very walkable low slope in normal terms. Hope that helps?
A roof square is 100 square feet. So the roof would be 4200 sqft and if you charge 15c per square foot the price would be $15 x 42 or $630.
Make sense?
Unless you also charge for pitch.
In which case it might be something like 42x1.20x$15 = $756

You will find peoples pricing techniques will vary, but yes most will charge more if it is steep, you will have more runnoff and the job may be more dangerous and time consuming.
Most likely though if he or she was referring to the roof in squares then pitch was already factored in. I'd guess they had gotten reroof estimates and were told it was 42 squares. Esay way to verify this would be to find out the actual square footage of home.
Example 3400 sq ft home with 5/12 pitch would approximately be 40.80 SQ's of roofing.
That home should be about 3500 under roof. That includes the garage sqft.

well mike i would not be able to answer that question over a phone or face to face with out seeing the roof... there are to many varibles that go into bidding a roof, tell them u must first view the roof, look at pitch, color of shingle, landscaping, etc. remind me and i will send you a pitch finder with mulitiplier to take the pain out of finding the pitch and an easy way to bid it ...

Dave, if the roof is 42 squares and you charge by the square foot, no pitch finder is needed. That INCLUDES the pitch. Pretty simple really.
Right Scott I understand that but apparently mike doesn't so this little tool will help him with the next one he does I agree its all simple but to some that has never actually bid a roof to clean or to replace ,it can be complicated and I understand that also

In this particular trade google earth can be an extremely useful tool, if your off by some the additional material costs aren't going to break you unlike roofing where its $200 + per square if your off. I think it's a great idea for anyone that's not really comfortable to carry the pitch calculator with them and utilize the multipliers on footprint of a home or use the measurement features on google earth and then the pitch multipliers. I'd however also say that if your not the only one bidding a job then being accurate could make or break whether you get the job or not. In those instances there is always eagleview.com or geoestimator.com, both are pretty damn accurate but also not too cheap.
For anyone that needs a pitch estimator from GAF send me a PM and I can mail you one. I literally have hundreds of them in my shop.

Good point Chris, you can also go to zillow.com and Sometimes get the sq footage of the home minus garage just remember to adjust for the second story

I wish Bing would get the measurement feature like google earth. The birds eye view feature with bing is so much more clear than google.
I use a program quite a bit also called roof logic (rooflogic.com) which makes take offs from satellite images awesome. It's also not all that cheap but I'd highly recommend it to anyone who makes this a career. I also have an inspection services company and roofing company so accuracy for me is crucial.
