Busy day, had three roofs today!  Now if it would only rain up here and give us some rinsing!

This roof was washed at 35% SH, Detergent/surfactant. Used 40 gallons of solution

House was softwashed at a 5% SH, Detergent & surfactant.

Ray, will the 5% remove the exterior stains with no scrubbing?

Will just SH and Amm M do? What about just SH and water only?  Are the windows left with a residue?

Thanks and great job! I'm sure the homeowner was very pleased.

Griz -

Need a detergent/surfactant, Amm M is fine,  to help release the dirt. Just SH isn't as effective. Only pressure is about 80-100 pSI form my electric pump.  Every now and again you may find a spot that need a manual  brushing/wipe down.

Hey Ray, one more.

How do you handle stains on brick and mortar?

Does it require a really strong mix? Roof mix?

Jo-Jo - Not a typo, That was a house, shed, an large boat/car shelter.

Griz- I keep a pump up of rood mix for real bad stains. Let it dwell for 15 minutes, and the softwash pump will remove it usually. I probably have to fire up the pressure washer for brick/mortar once every 12-15 houses.

5% is way too strong for house washing. Other than wasting product,.. you are risking plant damage and could possibly dull surfaces,..and would be just unpleasant to use at that strength on a house wash.
I downstream house's with a PW. The mix hitting the house should be approximately 1.5% or just a fraction stronger. The mildew on a house isn't the same as it is on a roof and is easy to kill. Use a decent soap,..to round out the overall mix.

In Florida Downstream strength is not always enough this mold here is tough in conjunction with the fact that some people here wait till it turns purple to get it cleaned.

Amen, Kory!

1.5% wouldn't touch this. In fact my 5% solution needed a light roof mix kicker misted on. I let the 5% dwell for 20 minutes too.

There's just lots of way's to "skin the cat". I love reading about the different methods and techniques that everyone uses. I don't know if there is a "wrong way", as long as we're not causing damage to the customer's house.

One of the worst causes of damage I see is washers who apply with either a pump up, or DS and no surfactant and miss rinsing an area.  The mildew turns white, they think its gone or miss a rinse area,  and leave the oxidizing agent on the siding, soffit, etc.  Thats one of the reasons I like lots of detergent. its a great safety precaution. Rinse until there are no suds left!

I've also added a picture of what un-rinsed chlorine will do.

I was thinking like Jeff on this. You Florida guys have some stuff we haven't seen father north. I use about 2% mix for house wash.
