Been working on a new flier tonight, and thought I'd share it here for some constructive criticism. Feel free to comment and let me know how to improve it. Planning on getting 2,000 made, so I'd like it to be perfect.

wow 50% off on house wash with roof cleaning, I usually offer my 10 or 20 % but not more than that. Seems like a lot your giving though, flyer not bad.
It's hard to say I think. If there's good images/graphics that catch the attention of the prospective customer, they will read more. Using certain triggers on flyers/post cards helps attract the eye and hits home when they see it... Me personally, I like to keep it simple, spacious and to the point. Use good images, don't over do the content and images and clearly explain what your service is.
Thanks for the input. I'm awful at proofing my own stuff.
Danny- I think it will be one sided, haven't made my mind up. I'll pass out to houses, mail out to higher end places, drop some off with my Realtors too.
As far as the 50% off goes, when I ran a similar ad in a magazine, that seemed to get the most attention. Now, I soft -wash and use my same pump that I clean the roof with to wash the house. Most times I prefer to wash the house along with the roof cleaning for two reasons 1) the upcharge, once you are already there and set up washing the house isn't that much more of a time investment 2) the rinsing after the house wash gives an added layer of protection against possible landscape issues.
Christopher- As far as the wordiness goes, good graphic design can help with that. The flier needs to "flow" and make the consumer want to read more. Also its a good idea to add different elements to attract a variety of folks. Some people love statistics, and the "five reasons..." area will speak to them. Some/most people are very visual, the pictures capture their attention. Some people are very bargain conscious, the coupon talks to them. The sure way to make something too wordy is to make it boring. That will make most people tune out immediately. Remember... 90% of the people will tune out anyway, but you want something to jump off the page to entice the 10% of potential customers to read on.
An old marketing axiom is that the only two reasons people will make a large purchase decision are 1) the fear of loss AND/OR 2) the hope of gain. I've tried to satisfy both of those needs here with different elements.

Yes I think that's a good formula. I like to put good size images of before/after to catch attention. Me personally, i put just enough information to describe service and benefits. Having great informative info really helps. When there's to much content and it's not laid out correctly, i think it hurts the advertisement. The key is to have the homeowner look at the postcard/flyer then look up at there roof. Make one up give it to your neighbor and see what his reaction is after he looks at it. If he looks up at his roof, Bingo its good.. When designing and mailing, We usually do the "familiar" method which seems to work alot better then blind mailing.

Ray, One thing I would try to do is crop the after picture a little so that the houses are on the same level line. It will just make it look a little more professional. That tiny little detail disrupts the flow of your eye.
It is a lot of information you are giving them. Are you trying to educate them about roof cleaning or are you trying to make the phone ring? I always felt that you need to give them just enough to spark their interest and make them call. After they call, you sell them on all of the features and benefits. I'm sure your goal is to make them call. You can easily lose them during the course of reading too much information.
I'm not a marketing major. These are just my opinions and you know what they say about opinions.

Thank you everyone for your opinions!...please don't worry about offending me, I put them out here to actively seek opinions and create the best piece possible for my market. I'm working up some revisions this afternoon and will post them.
The goal is to make the phone ring, only problem I have with Tallahassee is we have a fairly "educated" population here thanks to two universities and they like "information". I'm looking for a piece that will 1) make the phone ring and 2) be a good hand-out piece at trade shows, Realtor meetings, etc., and 3) serve as back-up collateral material to my door hangers.
