Which neighborhoods to canvass

I started knocking on doors in a neighborhood of one story, two bedroom small cottages.  There were very few rentals, and the people seemed to take good care of their homes so i thought this would be a great start.  Plus, since these are small roofs I thought they would make easy jobs to get my mistakes out and to gain some experience.

I had pretty decent success (remember this is Michigan and everyone is broke plus no one has ever really heard of roof cleaning here).  But I'm thinking that I should be going after the really nice upscale homes.  At $0.25/sq ft the people in the small neighborhood were unwilling to pay the $250-$300 that I was quoting them so Io had to drop my price a lot lower.

I'm lining up 3-4 jobs per week but I'm not mkaing very much money. 

Should I be going after the larger, nicer homes?

Yes...4sure!!!

buttttt always remember any good salesperson
who wants to insure a nice full funnel that
keeps the cashflow going usually has a good
mix and lot's of prospects in the funnel...
AKA-More seeds... more sales...
Those smaller ones are good practice for your sales
pitch and cleaning experience and if your
cutting the price ask for  5-10 referrals when you agree
on a price...
and leave a sign in their yard...

Only you can judge what the "right mix is"
in your funnel...time and your bottom line will tell...

 Hey I'm doing something diff. Well I did outdoor signs before, not for roof washing though...

 ... found out yesterday a person in my neigborhood was askin a friend about washin her roof. I've done about 5 in my neighborhood. I left her a card today. She wasnt home.

 I'm going to blanket my neighborhood with signs on every other telephone pole or something!

 Work has really slowed down I got time for this. lol!!! 

 Richer areas yea sure! They got money! Most keep their houses up. 

 I've always not advertised in my area. Everyone cheap, I usually dont get a call for a gutter cleaning unless they have trees growing out of it, lol!! I'm going to give my area a shot with roof washing. One major canvassing! 

 Also every roof I've done, can find, lol!! ask if I can put a yard sign out. There all happy customers!!! Most like to help a small biz!

Here is an example of a sales funnel from a lead based industry...
I think ours is
leads                     1000
qualified                   800
sales/customers      600  = 75% close ratio of qualified leads

You have to figure your "mix of Leads"

 XX-Large          jobs= $4,000-up   mix % of the 1000
 X- Large/XXlg.  jobs= $2,000-up       ? %  "    "      "
     Large/Xlg      jobs= $1,000-up       ? %
     Med/lg.         jobs= $   500-           ?  %
     sm./med       jobs= $   250-           ?  %

FILLING & RE-FILLING THE FUNNEL

as your completed sales fall out of the bottom...
they must be replaced in the top of the funnel
to insure a steady flow of sales out the bottom

I get it. Those thousand leeds. uh. Assume they called you. Out of a thousand calls the funnel said 10. You have really low expectations, or your price is way too high! You should get 70% of your estimates to be priced right.

I agree...
The funnel was for example only...It was from a leads based operation
that only qualified 100 (10%) and sold 10 (10%)...not my kind of business...

In my experience its easier to sell a $300 job than it is to sell a $100 dollar job. The economy of scale has a lot to do with it. Much easier for better income families to part with 300 than lower income fam. to part with $100.

Case in point...I got HUNGRY a few weeks ago rght after I got out of the hospital and did a very cheap house wash special ( so cheap I'm embarrassed about the price)...got a whopping ONE customer out of 500 door hangers......

Did my reg. price roof cleaning/house wash in another area of town and got 5 jobs out of 300 door hangers.

How long does it take to put out say 300 or 500 door hangers?

LAST YEAR I HAD A NEIGHBOR ASK FOR SOME WORK A PORTUGUESE MAN A VERY TIGHT GROUP REFERRAL AFTER REFERRAL WHILE DOING THE WORK THEIR FAMILY AND FRIENDS WOULD COME BY TALK CHECK WORK AND GIVE THIER ADDRESS THEY BELONG TO SOCIAL CLUB SOCIAL CLUBS CAN BE A GREAT AVENUE TIGHT GROUPS THEY USUALLY HAVE FRI DINNERS TO PUBLIC HAVE A GREAT TIME AND DO SOME POLITE ADVERTISING MANY DIFFERENT SOCIAL CLUBS GOOD FAMILY PEOPLE ONLY PROBLEM LAST SUMMER THEY MAKE THE WINE BEFORE EACH JOB IT WAS WINE OR A SHOT IM SURE SOME HERE BELONG TO SOME

Micheal, my helper and I can put out 300-400 in 3 hours in a neighborhood where the houses aren't spaced too far apart.

 Walking up to each door! WOW! I got the yard signs in tomorow. Cutting them in half Thursday and putting some out. I'm gonna play with this first. Then the popcorn marketing the door hangers.
