When we have cleaned roofs in the past we have always asked the owner what the square footage of the property is and went with that number. That can not be accurate every time. If I start using the county property appraiser site to get an exact number which number do I use? Living, Base or Total Sq. Ft. Any help with this would be greatly appreciated.
The base will work if you use a mulitplier, living is not counting the garage and can include numerious floors... use the base , but rem the roof is always larger than the base (foot Print)

i have been taking the base times the pitch, for example if the pitch is 6-12 take the base time 1.6... it will put you real close to the sq ft... others might use different methods and they are posted here some where you just have to search

If you take the total square footage, you will be on the safe side, as far as YOU are concerned. Unfortunately, some idiots will take JUST the square footage of the house w/o garage on their quotes This is a common rookie mistake!

Also never trust that the square footage given by a customer is fact. Like posted above, most do not include the garage. I have every county tax appraisers site as a favorite. The you can use google earth or the like, to zoom to street level to get an idea of the pitch.
One customer quotes "1600 sq ft" when I called her back it changed to 1400...truth be told (tax site) it was 2300.

Good point Dwayne , you can also use Zillow.com, they have this also on some properties..
