 Giving Away things is a great tool in commercial, I dont advise it on residential customers.

On commercial I give them one time free cleanings. This was a tool I learned from a proffessor that told me about Pizza huts and the Carney Brothers.

They gave free pizza away for two weeks and made national News five times. you know the rest of the story...

On there 5000 location they served pizza for a week in remembrance of the success.



I remember reading that Ron,

 No a Good model for residential but in the commercial world when people use you over and over again and again its great.

Think about this, if you have good food they come back and spend more money.

Its going good so far. I ate a lot of candy while I was traveling around last week.
I also passed out some nice coffee mugs to some targets.

Between the two I met some real nice people, got a few good leads, and was asked to get involved with an assoc. charity.

Ron, I have cleaned a number of condo associations in my area but they have always found me. My question is , who is the right person to go after? The board members of these condo asst. Or the property managers that are on site?

It will just depend on the group, if it's a large enough regular account I wouldn't rule out both. Starting with the property manager first is always good. Educating the investor after contact with pm is good because they are the owners. They care about the investment. The pm usually may not be vested.

Here's one of them, write the Proposal and send it without advertisement. Second one find a problem with the property and write them or call and leave message. they will call you back and thank you. Do not go for the throat, they will ask you beleive me. Now you have 30 seconds.

I have actually many others ways and some new methods. Some involve simple things like those and others are getting us a 92% OPENING OF EMAILS.

The new program is harvesting Emails from PM actually inquiring about a Program we are running.
