How to Bid Apartment Complexes?

I have recently started my business and some of the more promising prospects I have right now are some apartment complexes.  Does anyone have any suggestions on how to bid these?  Obviously these are more difficult due to height (3 stories), access to roofs, and extra ground help and covering tenants porches....but do yall offer any kind of discount since there will be multiple rooftops?
