Hi, new to the roof cleaning aspect of pressure washing. I have been doing a lot of research trying to educate myself. I have a customer that wants his clay barrel roof cleaned. Very heavy black mildew/algae. I mixed a 50/50 mix of water and 10% Chlorine and did a test spot to see how the results would look. The tiles lightened but did not come perfectly clean. There was a light brown residue on the surface which looks like it needs to be removed with pressure. Probably dirt. Also, how do you get the edges of the tiles and under the edges over the fascia. Trying not to use pressure. Any advice for a new guy in Florida. Thanks, Mark Who Dat Nation Baby!!!!!!!
I wouls suggest you find some TSP to use in your mix, and be SURE the chlorine you are buying is fresh ? Use 1/2 cup of TSP per gallon of mix, and mix with hot, or at least warm water, OK ? Clay Tile roofs always look better after a good rain, not to worry. Start at the bottom of the roof, turn sideways as you walk up,and spray UP against the edges of the roof tiles to get the edges. It often takes the chemical 10 or so minutes to work, so spray and move on, then come back later to hit any spots that did not come clean.
We normally hit Tile Roofs with at least 2 coats. Most all Tile Roofs are going to have a Lt egg shell color especially on natural gray Tile Roofs that have been neglected and are very black. This Lt egg shell color is just dead mold residue and will rinse off with a good hard rain just as it is supposed to do. As far as the outside edges. We always take a quick run around the perimeter of the house and spray the edges of the Tile Roof and the fascia and the outside of any gutters if they have gutters. Be sure to have someone rinsing the exterior walls when doing this. This is when you are most likely to get roof Cleaning mix on someones paint and you don't want that. Trust me! Hope this helps.
Here are a couple of pics for an example. Before we treated the Tile Roof. After the treatment. And a picture of the Tiles about 2 weeks after it had rained. I was back in the area and stopped by for the final pictures.

Dammmmmmn, what a difference. The roof in that first pic makes that house look 30 years older! Nice work, as always

Yep, clay tile roofs, and all tile roofs, particulary the ones with the wide barrel tiles need at least 2 coats, and going around the house to be sure all edges are clean.
Using surfactant on a tile roof is a mixed bag! The soap can make you slip and bust your considerably sized azz TSP does not make a tile roof as slick as surfactants do, But the soaps aid dwell time, making the mix cling better, less touching up. Here are a few before and after tle roof cleaning pictures we have done over the years. This shows, as does larrys pictures, the draMATIC EFFECT PROPER NON PRESSURE TILE ROOF CLEANING CAN HAVE, sorry about the caps!!! I have fat fingers!
Oh, BTW, all these roofs were cleaned with good old Apple Sauce, the cement tile roof, the flat white concrete tileone, was cleaned with a full 1 cup of TSP per gallon of tile roof cleaning mix! One can "go nuts" on TSP with cement tile roofs and go to a full 1 cup per galon mix ratio of TSP, w/o fear of stripping glaze off the cement roof tiles, or dulling the color either! On regular, not cement roof tiles, 1/2 cup of TSP per gallon of solution is all you can safely go. TSP sometimes gets "forgotten", but it can be your friend, IF used correctly, and mixed with HOT water first, and then add it, and add the chlorine after it is mixed. YES, it is sort of a PITA to use, but the proof is in the final result. IF you strive for excellence in tile roof cleaning, it can be a valueable tool in your tile roof cleaning arsenal.

Thanks for the responses. They are very helpful. I am leary about using TSP. Anyone not use TSP in their mixture? I was told Dawn, sodioum hypochlorite , and water is all that is needed. Would simple cherry be good to use? Also, I was concerned about overspray on painted surfaces-- concerned strong mixture would spot or discolor paint. Overspray would also result in some areas being clean-- I guess it would be best to clean the whole side of the house in that case. Thanks, Mark

LOL, always WET DOWN the side of any house you are doing! Just the SH and water, if strong enough, or bad paint can effect paint. I have personally cleaned thousands of roofs in my time, never had problems with TSP except on screens!
larry, i really like your reponse to this topic, may i use your response into my website i'll put your name and company as the source, i would like to promote RCIA here in southern California. may i also link your website?
