This is sample letter that many Michigan Homeowners are now receiving, without warning. It is a letter from their insurance company, not threatening but simply terminating the policy. This sample came from a customer that "had" a policy with Progressive for over 13 years. They have given him roughly 30 days to provide a corrective action, with snow on his roof.
Homeowner neglect is costing insurance companies big money, insurance is not maintenance and we can only hope that we see a lot more letters in the hands of our prospects. Anything that increases consumer awareness will only help grow the business. This is a great topic for local newspapers, mailers, and advertising.
This action by the insurance company's has been increasing each year. The insurance company will accept a written estimate with a date to be "corrected " even if it's a couple of months down the road.
Following up on the post showing the TV video after the Homeowner received his letter of cancellation, I've decided to sent a letter and brochure to over 125 State Farm agent with 15 miles of my office asking them what they will be telling their clients if the get one of these letters.
The answer is of course: call ChicagoLand Roof Cleaners.
I've checked with Foremost and the one mention in this post and either they do not sell in our area or they do not have local agents or they would also be getting letters with the right answer the question
Last year alone we did close to 20 or so roof cleanings for the very same reason. Insurance company's were going to drop them because their roofs looked nasty to the point of looking like they needed to be replaced. Once we were done cleaning the roofs they looked brand new. Not sure what the outcome was with the insurance company's but I would bet that they went ahead and renewed their policy.
Home Owner Associations also send out letters in an effort to keep their communities looking pristine. As far as HOA's, a very large part of our work comes from clients who receive letters telling them to clean their roofs, houses, and concrete. One of the jobs we are doing tomorrow is for just that and we have 3 tile roofs we are cleaning on Friday in a community for residents who receives letters.
Larry, two years ago we didn't receive any calls but last year we complete around a dozen due to these letters. I hope the trend continues!
One of the jobs we did yesterday wash a House Wash for an older woman. Before we left she was telling us how she had to replace her Shingle Roof just 2 months ago because of her insurance company. Its too bad she didnt call us. Im sure we could have saved her a bunch of money. I actually felt bad for the woman. Needless to say, she wont be making that mistake again and plans on calling us at the first sign of any mold and or staining/ discoloration.
What are the names of the various insurance companies that are sending out cancellation notices or not writing new policies due to roof condition?
Jim,
I've attached herewith(don't you just love that word) a photo of an estimate(closed deal) we did the other day for a customer who's new insurance agent advised him they wouldn't issue a new policy until the roof was thoroughly cleaned. The insurance company is All State. This is the 3rd job we have been called on that All State is the issueing agent/company. The roof is in much worse condition, in person, than this Google snapshot reflects. We are issueing a letter of intent to the homeowner to satisfy the agent/inspector due to restrictions with the weather.
