Gold Mine of Information!!! 12 Volt Soft Wash Systems, Chemical Savings, Tank Information, Fittings

Thank you for choosing PWP!  We enjoy our devout customer base and the countless referrals!
I assembled a bunch of information to serve as a reference 'GOLD MINE'!
Check it out!
(I apologize for the various fonts...I tried to fix them!)
Crimped Hose Fittings vs. Hose Clamps vs. Push On Hose Barbs or POHB's
We prefer to offer the our customers a hose assembly that will not require maintenance as compared to when hose clamps are used with hose barbs.  Hose clamps loosen over time, rust and can become sharp.  Because the inlet port of the pump is 1/2", the general rule of pump plumbing indicates that the inner diameter of the supply line should be twice the inner diameter of the port and will require a minimum of a 1" ID Hose.  The 1" suction line should not collapse and should remain somewhat rigid but allow flexibility under pulsation.  Never use garden hose fittings on the suction side of any pump as they allow air to siphon into your suction side of the pump.  You may never realize the full distance potential of your pump if you have air in your pump.  Too much air in a pump is called cavitation and will damage the pump.

Many of you have seen our slotted chemical tank filter.  The filter is composed entirely of PVC and will not rust or decompose or shatter into small pieces after constant submersion into a pressure washer's chemical tank or roof wash mix like those filters composed of stainless steel mesh.  The filter made be assembled to fit exactly into the bottom of a 5 gallon bucket, various drum sizes and tanks.  It is assembled using PVC cleaner, a deburrer, and clear PVC cement.   In order to prevent the filter from rising to the top of the tank, a length of PVC pipe can be used as a sleeve to slip over the connecting suction hose.  The inner diameter of the PVC pipe should  be slightly wider than the outside diameter of the suction hose.  You may use a clean piece of 1 1/4" or 1 1/2" ID PVC scrap pipe to slip over the hose before it is connected to the 12 Volt pump.  To figure out how long to cut the pipe, place the suction hose assembly with the uncut PVC pipe sleeve into your main chemical tank or drum and allow the filter to rest horizontally on the bottom.   Mark and cut the sleeve so that it is just a bit higher than the opening of the tank.  Use a heat gun to 'bell' the top end of the sleeve and a grinder or drum sander to soften the edges of the sleeve.   If a tank filter (TF-5) is assembled to the width of a 5 gallon bucket, the user can remove the filter from the larger tank and place it in a bucket of degreaser to apply to a driveway or drive through, apply a diluted mix to a house or building wash or allow the operator to run 5 gallons of fresh water through the system to rinse all of the fittings and components of the soft wash chemical application system.   Semi-permanent fittings on the low pressure side of a system attaching PVC to PVC should be assembled using non-drying liquid teflon or 'pipe dope'.  TEFLON TAPE SHOULD NEVER BE USED.  Teflon tape will dislodge, find it's way into interrupting the moving components of a pump.    We have answered technical calls in the middle of the night in which the only problem found was a piece of teflon tape lodged next to diaphragm disallowing a seal, a valve to hang up by a little piece of white mystery or it may clog a nozzle at your gun or in your surface cleaner spray bar tip.

Best Value to Apply Chemical

It is best to use a full port, PVC ball valve (BV12RBV or BV08RBV) or polypropylene full port ball valves rather than a spray gun and wand assembly.  Your chemical applicator should be able to endure a little abuse.  Many guys accidentally drop them off roofs or the hose pulls them off.  The Udor polypropylene gun (U15.0003.13) can be rebuilt with the repair kit and takes about 7 minutes (U8711.07).   The Udor poly gun offers a 1/2" fpt port on both the inlet and outlet.  However, the wetted components of the valve are a stainless steel ball, spring and a few buna o-rings.  These guns cut down on flow and distance and will corrode quickly even with proper maintenance and flushing.   Full port, female pipe thread, PVC ball valves can be purchased at the local hardware store in schedule 40 PVC which is primarily white in color or in schedule 80 PVC which is most often dark grey.  Sch 80 more durable and offers a more professional appearance.  If spending the extra money on sch 80, try to find the ball valve with a viton seat or seal.  For most low pressure pumps, a 3/4" FPT ball valve is best.  The larger ID of 3/4" allows better flow and less restriction resulting in gained application distance.   Look for a few PVC threaded reducing bushings (threaded inside AND outside) to install with liquid teflon into the outlet side of the ball valve.  If you are lucky enough to allocate a local supplier, buy extras of the ball valves and reducing bushings.  Next, the 1/4" stainless steel male pipe thread socket (4629) will thread into the reducing bushing using pipe dope.  The socket will allow the operator to pop in different quick connect nozzles for chemical application.  The All-Flo pump will allow the operator to use any size nozzle such as the color coded quick connect nozzles or 1/4" MEG stainless steel or brass nozzles (saves enough chemical to pay for entire system!!!) threaded individually into 1/4" stainless steel female pipe thread plugs (4602) or PWP's nozzle holders.  For example, if the operator is applying chemical to a roof and does not want to get up on the roof, he may use a 0040 (3626) nozzle which will spray a fire hose type spray pattern to the ridge of the house or building.  If he wants to zero in on fascia or gutters, he can use a 0540 nozzle (SS0540).  We have found that most soft wash roof washers use a maximum of three nozzles during an average job.  Many users find that the stainless steel nozzle holders by PWP are invaluable.  We offer the Dual Banger Nozzle Holder (NHDB), the Tri Banger Nozzle Holder (NHTB) and the Quad Banger Nozzle Holder (NHQB).  Using this handy little nozzle holder will allow two to four nozzles to be located in one place with the ability to access and change to a different nozzle almost effortlessly compared to digging into a pocket with a wet hand full of chemical while balancing on a ladder or roof.  The little blue things in the picture are nozzle un-clogger tools and are usually free if you ask for them with an order.  They are convenient to have on hand.

Consider asking for a small low pressure whip line to take the tension of the 200' (on average) of 5/8" chemical hose off the back end of your ball valve, chemical gun or wand assembly.  We take a length of hose cut to your desired length which is usually about 18" to 36", crimp on brass hose barbs with brass ferrules, and thread it into the inlet of the ball valve, gun or wand assembly with pipe dope and install a 1/2" full port FPT threaded PVC ball valve to the other end of the whip hose.  The ball valve is then threaded into the long length of chemical application hose.  This allows a back-up valve in case the primary ball valve malfunctions or breaks to ensure that chemical is not running all over the place on to the ground, grass or plants or even an unsuspecting person.  The 2nd ball valve will give the user a place to grab to pull and maneuver the heavy hose.  Some guys just plain like the way it looks!  We can do it in another color if you like.  You only pay for the crimps....not the hose!

Pictured below are fittings are polypropylene camlocks for use in low pressure applications.  These are special camlocks because they have small locks on each coupler which do not allow for accidental disconnects.   Always minimize the number of connections in any system because they become potential sites for failure or leaking.  Camlocks can be found before and after a pump to allow the pump to be removed and maintained. Camlocks may be installed before a hose reel to prevent chemical from circulating through the hose reel manifold or on the discharge side of the pump to be able to change out and add a short hose to use your 12 Volt Pump to transfer chemical from a drum to your chemical tank on your trailer. The fittings on the lower portion are stainless steel quick connect fittings by General Pump in 1/2", 3/8" and 1/4".  Although they are stainless steel, they will eventually rust.  The General Pump brand of quick connects is a favorite among all of our customers.  They report that they last longer than the cheap imports, marry up well, and rust out much more slowly.  All of the QC's are female pipe thread.  We do not recommend using the QC's anywhere but at the nozzle due leaking under lower pressures.

download.php?rand=703900&folder=INBOX.Email_Templates&uid=56&part=1.3&tnef_part=-1&aEmlPart=0&orig=cid%3A4e5e7d9ed8e32&inline=1&filename=clip_image020.jpg&type=image%2Fjpeg&encoding=base64&PWP offers a BRAND NEW PVC Hose Reel Swivel and....it can be rebuilt!  Will not corrode!!!  If ordered at the time of purchasing a new Titan Reel with a Stainless Steel manifold, it is only $20!
Titan reels have received a bad rap lately on the bbs.  These reels are American made and are the premier choice among professionals in these related industries.  These reels will last years and years if they are taken care of by rinsing them out after each use like you would need to rinse your pump.  If chemical is left in the reel and pump, the life of both will be drastically shortened.  Much like your smile; you only brush the ones you want to keep!
download.php?rand=242069&folder=INBOX.Email_Templates&uid=56&part=1.4&tnef_part=-1&aEmlPart=0&orig=cid%3A4e5e7da1b6b88&inline=1&filename=clip_image023.jpg&type=image%2Fjpeg&encoding=base64& Banjo 3 Way Ball Valves with Stainless Steel Mounts can be used to pull from two tanks.  One side can connect to a Roof Wash Tank and the other to Water for rinsing.  The 3 Way Poly Ball Valve can be installed on the discharge side of the pump to allow the pump to be used as a transfer pump to transfer chemicals from the ground to the rig.

***When Sodium Hypochlorite breaks down, it forms Hypochlorous Acid and a Hypochlorite Ion.   Sodium Hypochlorite breaks down when it comes in contact with organics, a temperature rise, high or low pH, time passing and ultraviolet rays.  The Hypochlorous Acid is REACTIVE to the Fiberglass mixed in with the Polypropylene body of the pump.  The Fiberglass improves the integrity and strength of the pump manifold but is ultimately the inherent time bomb for roof washers using Sodium Hypochlorite.  The result is pin-prick size holes in the pump caused by the degradation of the strands of Fiberglass by the Hypochlorous Acid.
Furthermore:  Please note that the polypropylene or nylon bodied pumps or wetted components such as the head of a pump are fiberglass or glass reinforced. SH gas degrades the fiberglass or glass and causes pin prick size holes in the pump. The pump is considered disposable at that time. Most of the seals on these stock pumps are buna instead of viton. An example of buna can be related to the standard black o-rings and NOT SH resistant or heat resistant compared to the brown o-rings which are chemically and heat resistant.
O-Rings
Buna:  In pressure washing and the related industries, is the black o-ring used inside the coupler of socket allowing for a leak-proof seal.  Buna is also known as Nitrile or Buna N.  If using oxidizing chemicals such as sodium hypochlorite or bleach, do not use buna.  Buna is not resistant to SH or heat.  Instead of utilizing and wasting the black buna o-rings, switch to viton o-rings.  They cost a little more but are well worth the amount of time saved having to replace them twice as often as with the black buna o-rings.

Viton:  In pressure washing and the related industries, Viton o-rings are the brownish o-rings used inside the couplers or sockets usually found one end high pressure hose.  The o-ring provides a leak-proof seal between the plug and coupler.   Viton is a flouroelastomer and resistant to most chemicals used by pressure washing and the related industries.  Viton o-rings perform well in high temperatures and is the best overall choice for soft wash cleaners, both hot and cold pressure washers and the related industries.

According to the manufacturer's published literature, even the pumps advertised as 'chlorine' pumps are only recommended for mild SH exposure. They are better suited for the agricultural industry.

ALL PUMPS EXCEPT the All-Flo require large nozzle sizes. The All-Flo air diaphragm pump allows the user to use any size nozzle. You may use a 2.0 compared to all the other pumps requiring a minimum of a 40 to 60.

The prices of the pumps listed NO NOT INCLUDE the power sources and required components such as gas engines, electric motors, generators, air compressors, deep cycle marine batteries, lovejoy coupler assemblies, gear reduction units, regulators, filters, pop-off valves, switches, marine grade corrosion resistant wiring, battery charger, trailer harness, heavy duty in-line fuse holder, fuses and fittings.

An excerpt:
Some distrib's sell ag pumps, such as the FloJet Air Pump, UDOR Chlorine pump, or the John Blue Roofster, for use as roof washing pumps.  The unknowing customer purchases these pumps and does not realize that the by-product of Sodium Hypochlorite, Hypochlorous Acid, eats away at the fiberlass mixed in with the polypropylene.  The fiberglass, although strengthening the manifold of a FloJet Air Pump, UDOR, or Roofster turns out the weakest part of the pump for the roof washer running SH through it.  These pumps generally have a 1 year warranty and are sold for use with SH by the distributor and NOT the actual manufacturer for roof cleaning.  Quite quickly, the pump develops tiny pin-prick size holes or cracks and a few other trademark signs of running SH through it.  The poor customer finds this out when he is in the middle of his biggest job of the year and under a deadline and with a rented lift.  He calls the Distributor and the Distrib tells him to send the pump in for repair.  The Distrib begs for a Warranty Return Goods Authorization and send the pump in for "Warranty" work because, after all, the pump has a one year warranty.

The manufacturer can smell the pump before opening the box and knows what the problems are prior to investigating no matter what the paperwork says.  The paper work may say that the customer used a 2% mix of SH and rinsed with 55 gallons of water after every use.

O-Rings, Sockets or Couplers and Plugs Information
(Buna O-Ring Black)

Buna: In pressure washing and the related industries, is the black o-ring used inside the coupler of socket allowing for a leak-proof seal. Buna is also known as Nitrile or Buna N. If using oxidizing chemicals such as sodium hypochlorite or bleach, do not use buna. Buna is not resistant to SH or heat. Instead of utilizing and wasting the black buna o-rings, switch to viton o-rings. They cost a little more but are well worth the amount of time saved having to replace them twice as often as with the black buna o-rings.

(Viton O-Ring Brown)
Viton: In pressure washing and the related industries, Viton o-rings are the brownish o-rings used inside the couplers or sockets usually found one end high pressure hose. The o-ring provides a leak-proof seal between the plug and coupler. Viton is a flouroelastomer and resistant to most chemicals used by pressure washing and the related industries. Viton o-rings perform well in high temperatures and is the best overall choice for soft wash cleaners, both hot and cold pressure washers and the related industries.

The o-ring size for the 3/8" couplers found on the high pressure hoses is 568-112 and the o-ring size for the couplers found at the end of the wand to accept quick connect nozzles is 568-110. You may ask for those sizes at hydraulic repair shops to save a few bucks. If they have 90D or 90 Durometer o-rings at a reasonable price, purchase them. They are harder than the regular 70D and will last even longer in buna or viton. Durometer is a measurement of hardness.
For example, you may ask for 25 or 100 of the 568-112-90D Viton O-Rings for the Brass or Stainless Steel Couplers on your pressure washer hose or 50 of the 568-110-90D Viton O-Rings for the ¼" Stainless or Brass Steel Couplers or Sockets on your wands. Most shops will not have the 90D O-Rings. If you can get them, you are lucky!

Helpful Tidbit:
A plug should always be mounted on the high pressure side of your machine. This will eliminate the "shooting out" of o-rings upon start-up. Always place a coupler at the receiving end of your gun for the female plug on one end of the high pressure hose to attach securely to. Try not to mix Stainless Steel and Brass fittings. The two metals will wear differently due to differences in the malleability of the opposing metals and may not marry up well after a few uses. Do not mix brands of couplers and plugs.
Do Not Use Teflon Tape because it is much easier to over-tighten the fitting causing a compromise to the integrity of the fitting. For that matter.....THROW OUT THE TEFLON TAPE. Use medium thread locker. Teflon tape will also become dislodged and end up in your pump and sometime cause your valves to hang up or end up clogging a tip. Either way, the teflon tape will cause you to stop earning money and make you find out where the problem is and what caused it. If you can not take apart your pump, you will have to pay to have it cleaned out and if you can, you will still have to stop and take the time to remove the valve cover bolts and remove the bit of tape causing a disruption in the function of your pump. You will never know how much that bit of down time has really cost you. We deal with a company that discovered that 1 hour of down time cost them $15,000 in profit 10 years ago!!! We treat all of you as if down time cost you the same.
The above-mentioned topics are also potential safety issues.
If you want to purchase less couplers, plugs, fittings and hose and keep money in your pocket instead of your supplier's cash register, switch to a flow sensitive unloader instead of a pressure trapped unloader and use thread locker.

When I have the privilege of speaking with any of you, I try to remember to bring up the topic of chemical savings for you.

As a roof cleaning equipment supplier and chemical manufacturer, we appreciate you choosing PWP but want to see you save your hard earned money whenever and where ever possible.

We recommend that you buy your raw materials locally whenever possible. You will save on shipping most of the time.
Be careful as to not being manipulated by a chemical salesperson. They collect their income off of your sales. Chemical sales has been an industry quite similar to soap operas! Sales people will sometimes get quite creative with their stories to manipulate a sale. Some companies even add salt to the ammonyx to thicken a mix!!!!
For example, if you are currently paying a certain price on SH and have never thought twice about asking for a discount, now is the time.
Here in the Tampa bay area we pay about $0.93 to $1.15 per gallon for Sodium Hypochlorite, Chlorine or SH!
For those of you whom have been through the search with me on the phone, you may be familiar with the process outlined below.
1. Google your zip code or city and key words such as chemical supplier in Clearwater, FL or chlorine 33765 or commercial pool supplies Tampa Bay or sodium hypochlorite Pinellas County, FL. (For obvious reasons, using 'SH' does prove to provide the results you are hoping for.)
2. Google your zip code or city and major chemical suppliers such as Brenntag, Univar, Helena Chemicals, Harcros, Athena, Ashland and Brainerd. For example, I would use 33765 Helena Chemicals or Tampa, FL Brainard. If you are lucky you will find at least one in your city or in a nearby. If you are really lucky, you will find more than one. It is rare that I speak with one of you and can't find a supplier.
3. Ask your city's drinking water plant manager where they purchase the SH and ask for the delivery days. (This may be a good source for FREE or cheap tanks or drums.)
4. Call as many as you can and find out what their bottom dollar per gallon would be for shipment or pick-up. Beat them up a little on price like your customers do to you on a roof cleaning job! Remember that most of the salespeople at chemical supply companies are commission based.
5. Call up the companies again and play them against each other and let them know that you can find it for less at another competitor. Ask for a price decrease. Ask for a decrease if you plan to purchase more than once a week. Ask for a decrease if you are going to pick it up.
6. Make sure you get a label and MSDS for the SH from the supplier. Ask for a spare label and make copies of it. Make sure your SH container is properly labelled.
7. Make sure you are using a proper storage tank or drum and follow all regulations accordingly.
8. Do not let your SH sit for too long. The enemies of SH are time, heat, UV rays and organics. (I seem to remember that SH may start off at 15-12% and at 90 deg F it breaks down rapidly to about half the effectivity of 7.5-6%. I may be a little off)
Bundle your chemical purchases for better pricing.
Keep the Oxalic Acid used for to neutralize wood decks after a Sodium Percarbonate treatment and rust removal in a sealed container far from the SH. They are opposites, acid vs base, and will combust on contact with each other.
Ask for broken bags of bagged chemical for a discounted rate or maybe even FREE. They will give you the chemical or discount it tremendously to get rid of it.
When looking for Borax, understand that there are at least two types. They manufacture 5 mol and 10 mol Borax. The 10 mol is the 'concentrated' version. Dig deep to high school chemistry where they discussed how much was in a mol.
Ask for the imported version of the bagged chemical unless you strictly by American or need to use it for a recipe that requires a very pure product. When you ask for the imported version, you will save money 99% of the time. To be certain, ask for the price of the domestic product and the imported product for comparison.
Ask if some of the products can be purchased in smaller quantities or ask if you can buy it from one of their customers that purchases a lot of the chemical.
If you need help with finding better pricing, please give me a call. I am excited for you when we can work together finding ways to save your money. Savings on chemical means more profit on your jobs. Many of you have experienced the sound of my voice changing as I smile when I have found that a major supplier or two can be found miles from your house.

WE STRONGLY ADVISE THAT YOU CONSULT A CHEMIST WHEN CONSIDERING CONCOCTING YOUR OWN MIX.
Look at the MSDS's for cleaning products sold on all these websites. Study the first page. Some of these products are quite simple to make and will save you a whole lot of money. Many of these very popular cleaners that you use to clean gutters, wash houses, clean decks and wash buildings have only 1, 2 or 3 non-hazardous ingredients in them. You don't have to add the fragrance or colorant. WE STRONGLY ADVISE THAT YOU CONSULT A CHEMIST WHEN CONSIDERING CONCOCTING YOUR OWN MIX.

****Check out the Canadian Supplier's MSDS to find out what is in a mix if the Seller fail's to let you know or list the "propietary blend of chemicals". Many do not realize that the Canadian Governement requires that manufacturer's list all of the ingredients whether or not they are hazardous.*****

Tanks: Advantage of Horizontal Leg Tank vs. Square Tank
Something to think about:

Although horizontal leg tanks are expensive, they offer a bit of a baffle effect at the molded legs. Baffles help break up the sloshing back and forth of the liquid in the tank. The horizontal leg tanks are stable and easy to strap down with vinyl coated stainless cable and aluminum crimps, metal tank straps, pipes or bands.
Square tanks take up much less space than other styles but are more difficult to secure.
Call the company personally and ask if that is their best price. Ask if they provide any sort of discount such as a military discount.
Ask for the polypropylene bulkhead (if you need it) with VITON compression seals instead of the standard buna, Nitrile or EPDM. (If you have one that is leaking, either replace the seal with VITON or replace the entire bulkhead.
Should you get lucky and find a used tank, make sure it was not used for fertilizers or permeating organic based chemicals. Do not use fiberglass tanks. Totes, (the big square tanks with the metals cages) are great and offer a tremendous amount of storage but have several types of bulkhead and valve assemblies at the bottom which are sometime quite challenging to deal with. You may use them, convert them or plug them. You may plug them with sch 40 or sch 80 plugs and either pipe dope, non-drying liquid teflon or medium threadlock if using on metal to metal fittings or with high pressure. We always recommend buying your tanks locally instead of shipping. Roof Cleaning or Soft Wash Chemical Recommendations

Research the roof cleaning chemicals before choosing which ones to use. For example, powdered or granular chlorine sold now for around $150 plus shipping by a competitor, will cause a VIOLENT EXPLOSION if mixed improperly with water.
Be careful with Sodium Percarbonate. It is a powder with inert ingredients and will be difficult to rinse if used as a super-saturated solution. It is not as "GREEN" as some distrib's would like you to think. It is an oxidizing agent much like Sodium Hypochlorite and may cause a fire if in contact with the right material. It is considered VERY HAZARDOUS when in contact with skin.
Be aware of the chemical compatibility of your chemicals with your equipment and other chemicals.
Understand how to respond to a hazardous exposure, accidental release, storage procedures and shelf life.
Strongly consider insuring your company against pollution release. Most insurance policies do not automatically cover pollution caused by the chemicals used in roof cleaning. For example, TSP or trisodium phosphate, is a pollutant under the Clean Water Act.
Always carry copies of the MSDS sheets for chemicals used in your roof cleaning mix. Ask your supplier for digital copies so that you may make more than one copy easily. Use a three ring binder and sheet protectors for an easy to access reference. One of our local competitors called in two separate complaints to the Federal Department of Transportation. Having all documents in order and readliy available as well as correctly labelled containers resulted in painless inspections. The complainant did not realize that when she called FDOT, they researched the origin and location of the complaint. Federal DOT officers investigate compliance at the original complainant's facility(s). Lesson Here: Practice the Golden Rule.....
Use chemical sparingly to eliminate the need to pay for proper disposal.
Always properly label your chemicals.
Keep your chemicals organized and maintain a clean and well kept trailer or truck to detract the wrong kind of attention. Throw out or remove empty chemical containers, used water bottles, food wrappers, cans, plastic bags and other unsightly items.
(Please understand that these are only suggestions for you to think about. Roof cleaning chemicals are inherently dangerous. Arm yourself and your company with knowledge.)

A great, well thought out, and well written post Lori goodpost

Indeed, Viton has Great Sodium Hypochlorite resistance. However, It only has a "C" Rating for Caustic (Sodium and Potassium Hydroxide) yawn

We have found EDPM to be another alternative when BOTH sodium hydroxide and sodium hypochlorite are going to be used. EDPM has a "B" rating for both chemicals.
