How to handle this customer complaint? Deck Clean turned to Deck Strip! A bump I have to take in order to learn?

I cleaned a roof and house the other day and the customer was so happy that they wanted us to come back and clean the deck.

I informed the customer that the sealer was looking rough in certain areas, but they said they just want the mold cleaned off and the deck cleaned, etc. Fair enough, I was a little uncertain on where to start since the sealer was clearly failing on certain areas and it was fine in others. A normal maintenance cleaning would be similar to a house wash mix, IF the sealer was in tact, it wasn't. So, I used sodium percarbonate to clean up the deck. After just wetting the deck down with a garden hose, I knew that the sealer was going to come off, too, and made a decision to keep moving (homeowner was not home). I saw the previous sealer physically coming off when my helper was just spraying the floor and railings with a garden hose. My thought was that a failing sealer was just as bad or worse than a bare deck prepared for sealing.

So, I wet the deck down, sprayed the deck with sodium percarbonate and cleaned it. Am I wrong to think that this SHOULD NOT strip a deck, especially if the dwell time was only 10 minutes?

So, the deck looks nice and clean, but the sealer on the deck floor and railings was removed. The previous stain on the posts remained in tact as it was a completely different color and stain from what was on the deck floor/railings. I'm hoping that I can show them that I cleaned the posts, too, and they didn't get stripped because the previous stain/sealer was not failing on them.

To make a long story a little shorter, the homeowner wants me to reseal this at no charge to them. I told them over the phone that I have to come back and take a look first and then we can discuss the next step.

I am new to cleaning wood, but I have researched this a lot. I didn't use a wood stripper, but after starting, it seemed that no matter what I used, the sealer was going to come off. I'm hoping the posts are my saving grace, to make them realize that it was the sealer failing that lead to this path, which is why I originally quote them for a strip and seal.

If a sealer was in tact, would the wood beneath still grey? The deck railings were turning grey, as was the floor. Leading me to believe that the sealer was failing and it was turning grey, OR that the previous owner sealed the deck when it was not prepped properly.

I know this isn't a wood cleaning forum, but I wanted it to be out of the view of the public for SEO purposes.

They don't get a free deck sealing because you cleaned the deck and it came clean. Clear water repellant sealers allow the deck to turn grey. They protect from water not UV from the sun. OF course the horizontals are going to be in worse shape than the verticals.  You cleaned a deck that had failing and old sealer on it. The cheap pricks don't get a freebie now. You did nothing wrong.

Thanks guys. I went to meet the homeowner today and I agreed to just accept my charge for the sealing of the deck. I guess it is worth taking a hit to keep a customer.

I'm not sure what you mean by"Just accept my charge"??

A couple of things...
A:you should have seen that sealer coming off before you even started and explained to the HO what will happen once you start cleaning

B: Stopped imediately called them and asked if they would like to add sealing the deck

C:You need to educate them as to the fact that if you can't even clean it without the sealer coming off then the sealer was no good.A deck should be sealed every 1 - 2 years anyway.

I meant that we agreed that I wouldn't charge him for the cleaning, but we both agreed that charging them the price I quoted to seal the deck is fair. When I started talking about the original quote, I then realized that his wife never told him about it. When I showed him the quote, he said that is fair and he realized that I didn't intend to remove the previous sealer and that I was trying to compromise with him.

I didn't see the sealer coming off prior to, it wasn't obvious until we started to wet the deck down. It would have looked like crap if we just stopped, so we proceeded to finish cleaning the deck.

I did call the homeowner and they did not answer. I left a message for the wife as to what we were going to do since she is who I had been dealing with the whole time. After cleaning the deck, the husband got involved and asked for the free work. He said she never showed him the quote that I sent and he did not want anything but a cleaning.

I mentioned at the start of this thread that I am very new to cleaning wood, new as in I've only cleaned 4 of them. This is something I did not expect and a learning experience for sure.

Your doing fine Glen.It's good to see someone starting out their business by doing the next right thing.I can tell you from experience that conducting your business in this posative way will pay unbelievable dividends. So many can't see the business forest for the business trees.

The best lessons learned are the tough ones. I feel bad that this happened but Im sure it will never happen again. Anytime a customer asks me to clean a deck I specify if its just a cleaning or a deck prep for staining. Then I explain the difference.

 Thanks, Aaron. I kind of expected something like this to happen once we finished cleaning it, even though the deck looked good. It felt good knowing that even though we screwed up a bit by over cleaning, we still salvaged the relationship by keeping them happy and owning up to our mistake. I say our mistake because if we were more experienced, we probably would have known that sealer was going to come off. Since they did not want it to come off, it only seemed right to compromise with them and figure something out so we can keep their business for the future.

I think I will ask them what they'd like me to do in the event that the sealer begins to come off BEFORE I finish, even if I have to leave it looking a little rough. By the way, the sealer was Thompsons Water Seal, they showed it to me.

LOL. I was going to say if they make you reseal it you should use Thompsons. That would teach them.

The only thing that was a mistake was not discussing the process and possible end results before hand. You did them a huge favor.The deck needed to be re-sealed they just weren't ready/willing to pay for it.

 Yea Thompsons or the cheaper Olympic!!!! LOL!!

 

 We washed a white painted deck. They wanted the mold and black dots off it. I used house wash and the xjet. Came out great. No diff than painted trim?
