Do you think this will come clean with a regular house wash mix?

Sorry, I know this is a roof cleaning forum, but a lot of guys softwash here, too.

I got a call to clean an apartment complex and it's obvious that it hasn't been cleaned in quite a while. My first assumption was that it would come clean with a regular house wash mix, then a worker came out and told me they scrubbed some of these areas and they didn't come clean. I'm not sure if he was just saying this because they tried to clean it before and the owner was right there or if they really did use a house wash and tried to clean it..

What are your thoughts? Here are the pics:

What is the lower surface and in between your cleaning made of? Dryvit or concrete? Viewed photos on phone and can't make it out real well.

Phil, I don't think it is going to come clean, it should come cleaner. I remember a similiar post a while back. I think they used oxcilic acid on it.

Tom, are you referring to the stained white areas or the lower concrete area? It was pouring when I took the pics, so no test has been done yet. Will do one this weekend when it's nice out.

Phil hard to tell from the pics but looks like rust stains? Rust will come off but not with a regular house wash mix So you will need to price higher not sure if you have done any rust removal and I am no expert with it but the price would be much higher than normal.

That red color is not rust, luckily, but it seems as if it is from the red block above. With that being said, don't have experience with this type of project, so I figured I would ask before giving the property manager false hope. That redish color seems to be coming off of the red stone that is on certain sections of this building.

Phil, if you have some F18 from Pressure Tek try that in small test area. I have cleaned similar surfaces and it worked well. The only trouble is like Tom stated may look cleaner but not 100%. Sometimes facilities let these surfaces go to long and there is nothing you can do but your best and let them know up front that there is a chance it may not come 100% clean but lighter in appearance.

Thanks guys. I have been upfront with them, espeially since doing a test today and finding the stains to be quite stubborn. They have a max that they can spend, so specialty cleaning is out of the question.
