Should I bid this house or not 1200sf 45mile drive one way 1st metal roof Ho ask if I was insured .He said he didn't need the back side done he was having it redone and it was partially coverd with a tarp and only wanted the front 1/2.The pictures he sent me really the roof didn't look that bad house only 3yrs old confuse and it  is next to a lake so I don't really like the looks of all those sky lights.Look at attached pics Worried about this one.Would you bid high or just pass?

I'd take the job myself, it doesn't look dirty at all. I'd use an extremely weak solution lots of surfactant and a large extension pole with a soft bristle brush. Light scrubbing followed by rinse with pressure washer. I think if you can get a premium price due to height and pitch it'd be well worth the drive. Jobs that everyone else will walk away from are sometimes the jobs you can make a great name for yourself on. Be careful spraying up the roof towards the ridge though. Chances are it's got what's called perforated z-bar under the ridge cap which acts as a ridge vent on metal roofs. Spray too hard and water will get in when spraying up.

Yeah that's what I'm thinking David the Ho asked twice about my Insurance.Something just does'nt feel right when I talked to him .For what it's worth I think I'm going to pass.Thanks guys for the advice.

It does kind of sound fishy with asking about the insurance more than once and with the pics it does not look dirty don't think I would do it and a 90 mile round trip does not help either

Why be afraid of someone asking if your insured? You are and you have it for any accidents. Trust me your insurance coverage isn't going to just pay a claim without thoroughly investigating it. That's exactly why you cover your ass by documenting any and all previous damages. You then get the customer to sign a disclaimer that states he's aware of previous damages and agrees to a hold harmless agreement.

I'd be more concerned about the stained siding. Could very easily be spotted up depending on the stain/sealer used by HO.

Yeah I'd definitely tack up some plastic where possible and lay out tarps on that deck. If those pictures are accurate though it doesn't look dirty at all though so I'd think using such a mild solution and lots of water would eliminate most problems.

I wouldn't do it simply because of the tarped roof and him asking about your insurance..... Sometimes you gotta pass if it feels right DO IT!


Why set tarps on the deck when you can run a sprinkler or a ground man? You might not be able to see whats happing under there...lol just gotta wet EVERYTHING down, I tell my ground guy when i see areas he might have missed with water.

I thought we used the same process on metal, except not as strong and you gotta rinse?

Good Point on the spotting of the stain Gary!!

I just had a homeowner about two weeks ago tell we left residue on his deck....drove all the way out there thought i was gonna see spotting, It was mud......I was like that's mud, it Rinsed right off

Bid it  and bid it high, dont foget to add in the cost of the  Ins ,some people are cautious , I would not be afraid of it,  metal roofs are not compilicated..

I'd definitely bid high because it would probably be a lot of prep work, but if they will pay it and you think you can do it, then why not? Rare or difficult homes should be charged a premium price. There is a reason that a lot of people would pass of this one, and it's not only because of the insurance and tarp.

Be very cautious of that siding, love will EAT up oil based stains. No problem with acrylics, though.

Ok after a sleepless night I have called back the HO and got some better answers the reason for the tarp on back is due to wind damage on some metal .I think maybe he is using some left over money to have it cleaned .The siding is not wood it's called fiber cement siding looks just like cedar fooled the hell out of me.Baked in stain, color max prefinished cedar lap.Certainteed.com does any one know any thing about this type siding and what effects SH will have on it.I'll have to do some research but I'm probaley going to give a  Quote.

Ive used similar product for siding. The color is mixed with the board during manufacturing, and board is porous. I would assume you would treat this siding in the same manner as stucco or colored cement when it come to SH. I don't know what that manner is, but thats what info I can give on the product. I think in this situation I would go as minimal as possible with Sh. use a little more surfactant, and clean it (as mentioned earlier) with a soft brush on a pole. I would think you use something like a mop head or a brush for cleaning cars, something that wouldnt scratch paint. I would charge him additionally to take account that your gonna have to clean it physically, and transportation cost. Take this info with a grain of salt, I'm not a roof cleaner as of yet, my experience is on the building/construction side. Good Luck.
