Shingles in Michigan are only expected to last 12 years? That is what the flyer I received in the mail said, from a local huge company... What about the shingle manufactures 30/40/50 year warranty's?

That is real garbage, been doing it for 28 yrs and only re-occurring customers were the IKO man. defect ones, and just a handful at that. Where do they come up with this garbage?

The shingles in that picture are only 20-25 year shingles, usually they should last at least 15 years or more,as long as there is good roof ventalation,you see all kinds of B.S these days!!
I believe it's for replacing roofs not cleaning them. The pics are of old 3 tab shingles. 3 tabs are outdated and maybe have only 15 yrs. because they are/were a 20yr shingle. We haven't done a 3 tab in years. Homeowners are now being sold lifetime shingles, but that is for new installs as of Jan 1 this year. The one point he makes is because of algae you need a new roof.
I think he got his facts from misleading sources on the web, somebody wrote it somewhere and it has been passed around like a virus.
