I'm going to be giving an estimate tomorrow on a large apartment complex. Around 15 three story buildings. Just curious if any of you have done a job this large and do you require a percentage up front?

Unless you have a huge bank roll for chems, fuel, labor etc...I would at least try to get 25-30% down to cover operating expenses. The $$'s get eaten up real fast on jobs that big.
I did a complex last year consisting of nine two story buildings, I did the roofs only. I asked for half upon signing the contract and the rest upon completion, they had no problem with that and all went well. Good Luck.
I would do it in 3 payments. After every 5 you get a check. This way they see you are working for your money. They see what you have done and are happy to pay you.
Congrats Greg! You got invited to bid, that is the first step, now to sell it. I recently bid on 24 buildings and presented them with a power point, as it needed to go before a board meeting. It offered highlights of the benefits to keeping the roofs clean and a little about my company as well. See if you need to take it that far or maybe you are already a shoe in. Best of Luck! Kim R
Get the job first and then worry about the money. When we get them and they are very large I try to get money as we do the job. We cleaned 167 buildings at 1 location a few years back and yes I had to get some money.
As a general contractor in California we cannot ask for more than $1,000 up front. does that not apply in other states? ( I found that out after years of charging more so maybe its just not well known/enforced) Eric
