I am trying to gather email lists on property management companies and realtors for an email campaign. I can find their home offices and address easy but email info is hard to come by. I already have a list of about 300 but emails are elusive. Does anyone have an easy way to obtain this info without paying $400 for a list? I did find one mailing list company that gives 100 free just to try out and it is definately a detailed list but you only get one free trial per IP address.

Hey Barry,

One thing that you will find with Email correspondence is the
"Gate Keeper" Many people on that level have an administrative
assistant screen emails on behalf of the Property Managers.
Chances are your efforts will end up in the Digital Round File.
If you can get this info for free, it may be worth your time. If you
have to buy a list, my opinion is you are wasting your time, and money.
Time and money better spent is an info pack, or a personnel
letter hand written to the PM (better chance to get by the gate keeper)
for initial contact if you can not contact by phone, and keep mailing an
info pack to them every month. They may have a company they currently
work with, but if something happens and the PM is displeased with his
current service company, you want to be the first on their mind to call.

Barry,

I was able to find a lot of email addresses of Realtors back in October, sent emails to no avail. Here is what I'm going to try because I think most of their emails that don't involve a 6% commission goes in the trash bin.

Do some research and find out who the broker is of an office. That can be done with a phone call of through the state website (here in VA). Drop by the office and ask for them by name. At that time do the sales pitch and offer to come to one of their meetings for a short presentation.

Property managers is another thing as they seem to always be busy or out. Still, a phone call will find out who it is. Then either drop by or set up an appointment.

The letters might work but that too is another form that can go into the cylindrical file.

To be honest, Realtors are the people I truly don't want to have to deal with because they think they are so special worship.gif but it can be a good foot in the door with their clients.

I am also going to talk to some home inspectors, face to face as our information will only help them look better when they have to answer the dirty shingle question.

I usually stop in the local real estate offices in person and try to spread the word on roof cleaning, but for the offices that are not local I wanted to find a way to reach them that had no cost involved, which led me to research email marketing. So far we came up with 350 email addresses that would not require any cost to reach them other than my time. Even if only one of those contacts would keep us in mind on some of their listings it's well worth it to me. I just can't believe how well hidden an email address can be. Here is a sample of what I am going to be sending them. I am hoping this is enough to get their attention before it gets deleted. Like I said I know most of the emails won't make it to the intended target, but if a few do, and I can get them to look at what I have to offer then great! Here is the site that gives 100 free contacts by zip code - AGENT LIST  if anybody is interested in trying this type of marketing. I figure, it cant hurt.

Great Idea! Pretty cheap and like you said, if you get just one. I like the gift card thing. You know Realtors are all about the dollar! Few of them really care about anything else. With the cost of diesel around here hitting 3.35 a gallon, it isn't cost effective when little is coming in, to go driving half the day with no return. Let me know how this works.
