Last week I cleaned half of a roof on a vacant building that is located on a busy street. Walmart bought a bunch of property a few years back and have not flattened this building. I know that I shouldn't be on the property, but I couldn't resist trying a new marketing tool. I put two yard signs out by the road and sprayed half the roof. When I got off the ladder, there was a man that saw me doing this and wanted an estimate. That made my day!

Thanks guys, I did get the job but haven't got any other calls on the "half roof" clean. I'm not sure people are going to understand the message I'm trying to send them as they fly by at 40-50 mph. The two yard signs are not that big.

What type of polish do you use to shine your brass balls?
Its a great idea, i just don't know if I would have been quite so ambitious. Reality is, its probably a regional property manager for Walmart that won't see that building for a year of two and it really doesn't matter since they're going to tear it down anyway, so why not use it for your own personal billboard.
The other reality is technically they could nab your for trespassing or even worse find you civilly liable for damages.
I have seen guys do that with functional businesses on busy streets. Its actually a pretty easy sell. Ask the manger/owner to let you leave it for two months ( and your signs & some literature at the front desk), then come back and fully clean the roof.

1 job is better than nothing, keep on trying is all about numbers the more signs the more flyers, the more chances to get the phone ring!
I had a local business I was going to do the same thing with. The deal was I would clean half in April and the other half in October. They were going to let me a huge sign on the roof. So I called the town to make sure they were going to let me do this. The town said no way. So my next thought was to put my name and numer on the roof with a paint roller. I didn't want to piss anyone off in the town because I have some other in the works with them.

Ivan, My sign looks to be the same size as yours (18x24). Not big enough to read without slowing down.

Two words.......REFLECTIVE LETTERING. Use a color background on your signs and reflective lettering. Use a color that you don't normally have in a yard so it grabs your eye. We use a royal blue. The signs grab your attention during the day. But when your headlights hit the sign at night, you have no choice.....your eyes have to read it. If I had a dollar every time I hear......."You must be busy, we see your signs all over the place". We've learned a lot when it comes to signs. We started out using the small cheap ones just in case they get stolen....and they did. But you know what they say, go big or go home. Go big works if you want your signs to be seen and not to walk away as easily.
Instead of doing risky work like what you've done......why not knock on doors and get some paying gigs? Pretty gutsy, I'll give you that much. Plus you got a job out of it. I'm wondering if you felt like a criminal while you're washing it, looking over your shoulder. haha. Kind of like the little woman was feeling when she threw out her first set of flyers in ziploc bags out the truck window to potential clients. : )

I did this with an actual customer that was in a good location. It is effective and a great marketing tool and can help create awareness in the direct vicinity if you do this in the right area.
Here is the photo from earlier this summer. Make some signs that say "Roof cleaning in progress" or something similar to let passers-by know that the job is incomplete and will be completed upon a later date.
