Guys, I was talking to my neighbor today and he was extremely interested in having his roof cleaned. I told him it would be another month or so before I was set up, but he also raised some concerns I had not really thought about yet.
First, when discussing price I told him market ranges from $300 to $500 depending on the size of the home. He immediately said "well I only need the one side cleaned that has the black streaking." My immediate thought was sh*t, here we go. How do we proceed with a customer that has this mindset?
Also, he mentioned that some shingles are now being manufactured containing zinc to prevent the algae from ever attacking. Has anyone heard of this?
as a roofing contractor i know they are putting metal in the shingles cause i pull them out of my hand daily but i see roofs 3 years old with streaks on it
Just let the customer know that 90% of houses only need the north side done. If your price is $400 let himknow that he got lucky because it would of been $500 if you had to do the back to.

Are most of you guys only cleaning one side of the customers' roof? I just assumed that the whole thing was being done 99% of the time unless customer was adamant they only wanted one side done.
If the customer only wants the sides that are stained cleaned, I will do that but not offer my roof cleaning guarantee. Usually I'll talk them into having the others sides cleaned for a really resonable price telling them the algae is there it just hasn't become visible. This acts as preventive maintanance for the sides that are not stained.

These are some tough times for a lot of people and for many people money is a huge issue. If a customer is adamant on having only one side cleaned then I won't stand there and argue with him. However, always make sure you charge a good price for just one side. The price should always be more than 50% of what it would costs for the complete roof.

We price out half a roof at 75% of the entire roof. You've got to remember that it takes the same amount of fuel to get to the job whether you're cleaning half or the entire. It also takes the same amount of time to make up your mix, set up ladders, pull out hose, and then pack everything up when you're done. We also offer no warranty when cleaning just half the roof. 9 times out of 10, the warranty alone justifys the customer spending the extra money. Even if the customer asks for a price on just half the roof, we always figure it both ways. The result, we don't do many half roof cleanings.

I agree with Chris. While only doing half a roof it should be at a higher price and 75% sounds correct with no guantee.

Do you want 1/2 your oil changed? 1/2 of your tires rotated?
there is GM on the entire roof by the time the black streaks are obvious on the north side. Don't believe me?... Spray a section of that "clean" side and find out how clean it is.
75% of the price for 1/2 the roof with no garauntee may sound like good business, but I wouldn't do it. Why would I? Why would I leave a job 1/2 done knowing that the other 1/2 will look bad sooner than later?
Besides, if he is willing to pay 75% for 1/2 the roof then money isn't the issue. He just wants to "get a deal" so give him one.
Customer: Can you just do 1/2 the house for less money?
Roof Cleaner: Well I could, I suppose but that wouldn't be right. It would only be half the job. You don't really want me to walk away having done 1/2 a job do you?
Customer: I guess not... I just (insert excuse here)
Roof Cleaner: I tell you what, I'll do my very best job and the lowest price that I can which is (standard price) and I'll give you a garauntee and I'll even put it in writing. I'd much rather do that than have you think I'd leave 1/2 the job undone.

The thing is with the copper granuels or zinc is they wont replace the roof but have it washed lol!!!
I think 75% of my estimates are started with people saying "It's only on one side of the roof." I listen to what they say, but ultimately tell them that we always clean the entire roof just to ensure that we complete the work thoroughly. I don't make it an option to clean just 1/2 the roof.

We do one sided roofs if they insist on it but I do try and educate them on why they should have to entire roof done and even most of the time when I get up there I find it on the side they did not want done that you can not see from the ground, we do not give a warranty or guarantee for just one side, plus we do add to it the price, its usually 65% to 75% of the cost for the full roof job. I agree on the cost of gas and setting up and time you should be paid for, plus chemical. Just had a guy call me yesterday, we did his roof last month, he insisted on only one side being done, I told him that the front had to eves that need done he just needs to have the entire other side cleaned also, well of course he did not want it. He called me yesterday wanting those other areas done and I told him it is the same full price we charged for the other side. He got pissed because I wouldn't cut him a deal, told him he should have taken the first deal and he would be done, plus the home owners association would not be bothering him, oh well,
We do a lot of half roofs, I tell them they should do the whole roof but if you want to try and save some money ok let's do only the bad side. I still charge a good amount and make them happy. They think they are getting a good deal and we are both happy. I want the job and we all know that the other side will look a little better but to them it does not matter. And sometimes it does not matter.
The last two roofs I have quoted were $ 940,$1150. The more expensive was steep with lots of angles. Both customers had about same response. No way I'm spending that kind of money.

Hows this sound "I cannot only clean one side; the over splash will run down the other side and leave strreaks of CLEAN!!!!! Then you will know that it DID need cleaning and will be calling me back next week to even it out and that will cost another service call& set up cost!!
