Living in florida we have Humidity, Mositure, Rain, Hurricanes, Ect.. Alot of homes that are replacing their roofs with metal roof. First of all they look great, whats not to cool is it's very slippery and is galvanized. What are you guys using to clean these roof because it has nothing to stick to, and also a possible roof factor. Please help me out trying get this figured out. Thank you.
i remember reading a post a while back regarding metal roofs just needs soap and water then DS it. i think it was one of those standing seams type of metal roofs.i tried to find the post, but.. takes forever..

I cleaned half a metal roof on a rental unit. Small roof. slipped many times took two hours. Looked at the other side and decided I no longer clean metal roofs. No Charge for the half.

I tried cleaning the only metal roof I was ever asked to do, back about 15 years ago or so, on Boca Grande. As chlorine touched it, it turned gray in some areas and black in others. I only did a small portion of it and quit. Now, I don't do metal roofs. Not that it matters, that's the only one I ever got a call on! A metal roof was also the only insurance claim I had made. I was just pressure washing a house and the over-spray that hit the metal roof showed up as gray splatters. I guess I'd say I DON'T LIKE METAL ROOFS! The few I see around, quickly become odd looking, with stained appearances-but what I see does not appear to be algae-just discolorations??? Not to be disagreeable, but, I think metal roofs don't look great. I think they make a home look like a commercial building and up until more recent years, that's what they were for! That and barns.
The few I have around me, have odd staining within 5 years or so and after looking at it closely, it does not appear to be algae-just metal discolorations.
I hate to see metal roofs coming into my area and wouldn't have one on my home-unless I make it into a machine shop!
That's just my opinion, others can live in a barn if they want to!
Just kiddin' "MAYBE"???
I need to get some pictures of local metal roofs and show you all the discolored metal I'm talking about.

I seen a few metal roofs on homes, I think they look great, but I can't imagine them being care free, they will probably need repainted??
I am talking about plain gray metal roofs. I haven't even seen the painted metal ones in my area yet. I have seen them up in Sarasota though. They look much better than plain gray metal, but yes, in time they will no doubt need repainting and if walked on, that time will be sooner than later, I would guess?
Seems like a metal roof would raise the AC bills here in scalding hot Florida?
I have a remote temperature gauge up in my attic and even with a thermostat controlled roof vent fan, it runs 130 degrees in July and I have a light tan shingled roof. I can't imagine a dark green metal roof's attic temperature?

I have a aluminum roof on my screened in porch, when it rains it is very loud and annoying. I wonder if it is worse on a metal roof covering the entire house?

Not needed! once you get past PH 10 in your sh/water mix, there are no gains to be had by raising PH much more.
Alkalinity increasers like TSP, S Hydroxide, and bi carbonate are more effective at boosting more dilute sh/water mixes then we use for cleaning roofs.
But these are great questions you are asking Richard, aND NOW YOU HAVE FOUND SOMEONE TO AnsWER THEM, excuse the caps, my fat fingers!
BTW, S Metasilicate is about as alkaline as it gets! PH over 13!
Don't like surfactants on Metal Roofs either, makes them even more slick! Especially if you get the soaps on your shoes, your feet will go right out from under you!
You are only 24 Richard, and a great well paying career in roof cleaning awaits you, but save the soap to wash your hands with, unless you want to slip off a metal roof, and die young.
Or, even worse yet, slip off a metal roof , and become paralyzed, from the waist down
