OK so I am wondering on warranties for the roofs I clean in Washington state. I have seen that this is one of the worst areas for algae and moss. I mean the moss is bad here on the ocean. it rains a lot and is about 50 to 70 degrees most the time. what would be a reasonable warranty? confuse

I was just reading another post about this earlier...

I'm not a vet by any stretch of the imagination when it comes to roof cleaning.
But I've been in businesses for years and have family who are builders and such so if you don't mind here's my opinion on warranties...

1. They're not free
2. They should last as long as the price dictates.
3. They should be VERY specific.

In another industry we warranty our work for 10 years with very specific details on what is and is not covered. We also require the homeowner to do a maintenance through us on the job every 3-5 years or whenever"blah, blah" and give them specific signs to look for. Put this on the homeowner to save your butt.

You might consider:

1. A "X" number of year warranty if the customer does an annual inspection and "maintenance" cleaning (read: spot clean) This might be done for as little as $100.00 a year.

2. A warranty with a built in "pro-ration" clause. Meaning you warranty the roof for say 2 years. If the client calls you back to remove moss/algae in less time you charge them a pro-rated amount for the difference. For example: A $500 clean w/ 2 year warranty that gets a call back in 20 months gets $85.00 off the next roof clean.

I personally only guarantee that I will clean the roof. I tell give them an expectation range,...and it is based on the their surroundings,...like neighbors near by with an infected roof. Usually I tell them they can expect 2 years before it even starts back up,... but then go on to tell them I am seeing more like 4 years in the real world,... but I am very comfortable telling them two.

I haven't lost a job because I offer no warranty,...I don't want to be going a possible 30-50 miles to treat a spot on a roof that was "warranted",..or to check a roof that "might have something coming back" and the customer would like me to come by and look at it.

Can't make money doing free work. I now alot of you do warranties,..and that's your business model,...but when dealing with nature,....you gotta be careful not to over promise.

I think after a few years of quality work,.and the word is out on your business,...that is warranty enough for most people.
