Today we were contacted for an estimate by a homeowner who said their homeowner insurance carrier was forcing them to have the roof cleaned. They indicated that it had something to do with the sick building syndrome. For those of you who aren't aware of the Sick Building Syndrome. This is where mold is detectd on the interior fo the structure.


I am going to research this with some of the local insurance agents in my area to see if in fact this is something that is being enforced.

Good for us if it is in fact valid.

I have heard of it once before. Insurance company would not renew the policy if the HO did not get their roof cleaned. Can't remember the name of the company. May have been State Farm or American something??

Good stuff Blake, first time I've read it. Thanks for sharing.

Insurance Companies may cancel your policy over a dirty roof.
Everyone knows that roof stains are ugly, and detract from the value of your home.
We know the stains allow heat to build up in the house, causing the airconditioner to run longer, making energy bills higher.

But, now, the insurance industry is concerned about the appearance of your roof!!

Your insurance company can inspect your home anytime, and frequently it is a driveby inspection. Condition of home is noted, how well painted, chipping paint AND ROOF CONDITION!

YES, Roof Condition.
Insurance Inspectors note the condition of the roof, and report it back to the insurance company who will may require that your clean the roof, or threaten cancellation of your policy! Of course, if they cancel you, the next insurance company may not insure your home for the same reason.

BUT WHY?
Insurance companies actions confirm for us that they believe roof stains will lead to further problems with the roof integrity, roof mold, and the eventual movement of that mold inside the home. All of these items are 'risks' for the insurance company, because they may result in a claim against the policy.

What to do? Clean your roof before an inspector sees it!
Home inspections can occur at any time, however the most frequent triggers include:

* New Policy
* Annual Policy Renewal
* Change in coverage amounts
* Addition of riders


A Clean Roof makes contributes to neighborhood values, and good health.
Roof Cleaning can also save your home insurance!

Seems like a stretch for exterior. I've only heard of washing wood joists, lumber etc. that molded over in the bunk or on site on the ground and then got erected. This would eventually be enclosed 'inside' the home. If its true about exteriors, we'll all get rich, rich, rich.

...and remember, algae and mildew is what we are dealing with. From what I have read, the insurance industry is concerned about 'black mold'.

iv'e never had it happen for roof cleaning but i have cleaned several screenroom for the same reason. you could amost scrape the alge with a shovel the were very slick and nasty

Sick home syndrome is defenitly something that might result in the "overkill" of cleaning any dirty parts of the home. But when these companies realize that it is not mold on the roof they will back off.
