My name is Kalen Marcum and live in Beavercreek, Ohio. I own a company called Kmar Cleaning and Property Services. My website is Kmarservices.com. We do perform many different services but roof cleaning this season has become huge for us. As far as effectiveness I have perfected my solution. My solution consists of 55 gallons 15% chlorine bleach, 70 gallons water and 128 oz of dawn for my surfactent. It works great but I have to be very careful with it to not let it touch anything but the shingles. Is there possibly a better solution out there in the sense that if I spray it on, I dont have to worry about run off?
Anything you use to kill algae, moss and lichen will require proper care for the surroundings.
Sodium Hypochlorite is the way to go. Search for apple sauce, apple cider and apple cider sauce. They are all variations on sodium hypochlorite solutions.
The key to cleaning roofs without damaging property is to minimize runoff and have a good ground guy to constantly water down plants, decks, windows, siding, ect.
There are other surfactants out there. They may help you minimize run off. Do a search on surfactants and you will find a lot of information.

Ok, thats kinda what I figured. Thanks for the feed back. Have you ever used elephant snot for graffiti removal before? My chemist friend and I came up with the secret behind its consistency and I added that to my solution and it work great. but it is a little hard to spray...
I'm not familiar with that. I've never done any type of graffiti removal.
There are a lot of thinkeners/surfactants out there but not all of them are good for our roof cleaning chemicals. You really have to check the chemical compatability of the product you are using. Is it stable is bleach? Does it break down as soon as it is added to bleach? Does it weaken the strength of the bleach when it is added to the mix?
Some surfactants really eat up the bleach pretty quickly. You could be using sodium hypochlorite mixture that is only half the strength of what you originally mixed if you use a non chlorine stable surfactant.

It is compatable with bleach. I check the msds of ever chemical I use very closely. I am pretty sure the normal active ingredients in the grafftiti removals is caustic potash or caustic soda. There are possibly 2 things used to get the snot like consistency which is kind of what I was looking for, one is ceramic and the other is a very simple fiber that we would implement into our diet to keep us regular...
Experiment with it over a period of time and post your results here. Others have tried a variety of surfactants, but nothing that has been stable in chloring for any extended period of time.
If you look at the sufactant threads, you can see that everyone gets excited about the idea of finding a chlorine stable surfactant that is cost effective and works well.
Post some more information about it. You never know, it could be a big contribution to the board.

That solution you use is a very large amount of mix, I could easily do over 5,000 sq. of very heavily infested roof with that. Perhaps your problem is in the application?? I am only guessing here and just want to say that you have come to the right place for safe effective roof cleaning practices. We are not selling anything and are spreading the truth about roof cleaning.
You can let the solution touch other surfaces, especially vinyl siding. Just clean that area with the solution and add it as extra. Or clean the whole house with a diluted solution and sell the whole restoration!! Or give them the panel that is toucing the roof for free that you cleaned and let them tell their friends how great that was!! Sometimes wetting with water helps protect oversprayed painted siding.
There are alot of tricks and tips throughout the board to help make these jobs go smoother and be more profitable. Most people here use 40gallons of mixture to clean up to 2,000sq. of roof.
I hope some of this helps, and that you spend some time reading all the great info that pros with over 20yrs. experience have shared FOR FREE and for no good reason except they were tired of seeing misinformation all over the web. I know that when I came here it changed my entire business!!
