Once you clean a spot on their roof, watch how FAST it gets approved!
Just do not be a pain about following up . Many big jobs take TIME to get approved

I am sure you know your marketing props but if you would like some additional input on sales here it is.
Remember,that most salesmen are like POPCORN.
The overcook their marketing ideas, then half baked, they show up, unprepared and TURN WHITE, like popcorn, and LOSE CONTROL of the SALE!
Be prepared!
Get your Ducks in a row, find out who all the players are in the banks, make attempts to get personal and remember, most people are #'s of times people. They need to see you, hear you, watch you a number of times BEFORE they will trust you and trun over their BUSINESS to you.

I'd certainly do a follow up call one time. As mentioned, a demo would get the job for sure! I have tried my local banks and they all say they have a management company that deals with all maintenance. So far, I have never gotten any roofs I bid on banks! However, I gave up on the local banks about 10 years ago and I may not have approached the management companies professionally enough? I don't really remember how I handled it? But there is no way to do a demo, if there is noone to ok the demo! Chuck Bergman Roof Cleaning

What you should realize about the person who can say yes at that bank is that they don't really care. Your one of a hundred other people that bother him for some kind of work. So what you need to do is show him your not like the other hundred. Make him realize that the decision he or she makes will not go un noticed. They will end up looking like they really care about their job and there bank. What I would do is stay on them, set up a face to face. everyone has B@#ls on the phone to say NO but are not as brave in person. So get them to meet you, if you can get him to see what you offer is great then they would be stupid to say no, especially when its not there wallet their spending from. now on that note , remember alot of banks have ceased all spending on projects like that so don't mistake that with them blowing you off. hope that helps some.
Two questions. You boys down south who haqve been working almost all year,have you seen any effect getting jobs? Or is it slower then usual? I gave an estimate today, it wasn't a big job but would take at least two hours. The women called me and told me she would let me have the job if I came down eighty dollars. I told her I couldnt do that and she sid thanks anyway. Any thoughts on that?

I'm not suggesting being rediculously cheap and cutting prices BY ANY MEANS. However this is not a great time for top dollar pricing. I hear you and this was a condo roof,end unit. Real bad black algae stains,steep pitched roof and I would say I would have asked for 340.But to get the job and pick up the other condos, I gave estimate of 280....I couldnt do for less then that.I was to low as it was......
Its actually better. I f you think about it, the worse the economy is the less people can afford new roofs. Also people are staying in there homes longer now cause they are stuck so they are doing everything possible to make it look good. Now as for the 80 dollar thing with the lady. If eighty dollars was the only thing holding the close up there should have been a deal if she said thanks anyways, she trying to hustle you. everyone needs to walk away from a sale thinking they took you, thats just how it is. Buyers are liars, always remember that, so try to meet her in the middle and just knock off fourty bucks and find where you can make that up during the job. hope this helps.
I will gice her a call when the weather here is right. She was a little bit of a Bxxtch just asking for the estimate and pretty much hung up on me after I refused coming down the 80.If work is real slow I will consider it.........thanks
Try and touch base w/ the decision maker once a week or once every other week. I will call them. Then the next week Ill send an email that says "hi im just touching base, blah blah blah, please let me know if you need anything."
Then the next week, Ill send another email w/ all of my insurances and say, "I am just touching base again, and wanted to make sure you had a coppy of my insurance for the approval process, blah blah, please let me know if you have any questions...."
Keeps contact w/ them and shows you are reliable by following up, without being overbearing, because you are offering them somehting in return....
